The new structure will rise from a vacant trapezoidal lot situated on the east side of the block between West Oxford Street and Cecil B. Moore Avenue. Designed by HDO Architecture, the structure will span 133,326 square feet, which, in addition to the abovementioned 200 apartments, will include several thousand square feet of commercial space, over 1,000 square feet of miscellaneous assembly space, artist studios, and parking. Located at the northwest corner of Fairmount Avenue and North 17th Street, the site will be cleared for the construction of a four-story mixed-use building with two commercial spaces and 24 apartments. Designed by Marshall Sabatini and developed by MM Partners, the project will feature roof decks and full sprinkling. Tester Construction Group will act as the contractor. Construction cost is specified at $5.3 million.

Construction Imminent at Mixed-Use Complex at 1148 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit reveals that construction appears imminent at the site of the five-story, 59-unit mixed-use development proposed at 1148 Frankford Avenue in Fishtown, Kensington, as our recent site visit shows. Also known under its full address of 1148-62 Frankford Avenue, the project will span 42,100 square feet and will include a renovation and retail conversion of the 19th-century Kensington National Bank as well as construction of a five-story apartment building at the site of the bank’s parking lot. The Wells Fargo Bank branch currently situated in the existing building will be relocated to the new structure. Designed by OOMBRA Architects, the development will include 20 parking spaces for commercial customers, elevator service for residents, 20 bicycle spaces, and a roof deck. Permits list Wells Fargo Bank as the owner and Reed St. Builders LLC, and a construction cost of $9.25 million.

A Detailed Look at The Frankford, a 150-Unit Mixed-Use Development Proposed at 1120 Frankford Avenue in Fishtown, Kensington

Last month, Philadelphia YIMBY shared an overview of The Frankford, a six-story, 150-unit mixed-use residential and retail development proposed at 1120 Frankford Avenue in Fishtown, Kensington. Today we take a closer look at the proposal via building elevations, floor plans, and other detail. Designed by BLT Architects and developed by US Construction, the structure (which is also known under its full address of 1120-36 Frankford Avenue) will span nearly 100,000 feet of space, offering 7,166 square feet of ground-level retail and 83,372 square feet of residential space split between units ranging from studios to two-bedroom apartments, with studios being the predominant variant. The structure will feature two elevators, storage for 50 bicycles, outdoor space for residents (which includes a dog run), a roof deck, and a green roof. No parking spaces will be included. The proposal is still undergoing the Civic Design Review process, so no permits have yet been filed.
