Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof. Work Stalled at Three-Story Mixed-Use Building Proposed at 1319-23 Schuylkill Avenue in Grays Ferry, South Philadelphia

Philly YIMBY’s recent site visit has revealed an apparently complete work halt at the site of the three-story mixed-use building proposed at 1319-23 Schuylkill Avenue in the Forgotten Bottom section of Grays Ferry in South Philadelphia, near the Schuylkill River waterfront. The structure is planned to rise from a 1,124-square-foot ground footprint and contain 3,275 square feet of interior space, with 1,050 square feet of commercial space in the basement through the first floor and 1,130 and 1,120 square feet per unit for the two residential dwellings on the floors above. The building will be fully sprinkled and will feature a roof deck, which, given the structure’s relatively prominent height, promises to offer sweeping views of the Center City and University City skylines. Permits list Emerald Properties of Phi. [sic] as the owner, Kevin J. O’Neill as the design professional, and Cormac McAller as the contractor. The cost of construction is specified at $425,000.

Upon completion, the new building will stand three stories tall, with commercial space on the ground floor and apartments above. The mixed-use development will consist of ground-floor commercial space and two residences above, and will replace a vacant lot located just to the north of the intersection of Franklin and Diamond streets. The site sits near the Temple University campus, which is located within a five- to ten-minute walk to the west. The wood-framed structure will span a ground footprint of 1,312 square feet and will offer 2,488 square feet of interior space. Features include full sprinkling, a rear deck, and a roof deck, which promises to offer open skyline views.
