Demolition Appears Imminent at Site of Three Mixed-Use Buildings Planned at 711-17 North 7th Street in Northern Liberties, North Philadelphia

In August, YIMBY reported on permits that were issued for the construction of three mixed-use buildings at 711-19 North 7th Street in Northern Liberties, North Philadelphia, which will hold a combined total of 21 apartments. Each structure is planned to stand four stories tall and feature a mix of residential and commercial space, full sprinkling, and a green roof. Building #1 will span a 1,662-square-foot ground footprint, hold 7,220 square feet of interior space, include five residential units, and cost $866,400 to build. Buildings #2 and #3 will each rise from a 2,407-square-foot ground footprint, hold 10,504 square feet of space, feature eight residential units, and cost $1.26 million to construct. Our recent visit to the site, which took place three months after the initial filing, reveals signs that demolition may begin soon. Pharmacy Stands Shuttered at Future Site of Mixed-Use Building Planned at 922 North Broad Street in Francisville, North Philadelphia

Philly YIMBY’s recent visit to 922 North Broad Street in Francisville, North Philadelphia, the site of a planned seven-story, 201-unit mixed-use building, revealed few signs of progress. The former pharmacy building remains standing at the lot, although the shuttered business has been stripped of signage. Demolition cannot arrive soon enough for this promising lot at the southwest corner of North Broad Street and West Girard Avenue. Designed by Coscia Moos Architecture, the future building will be a vast improvement for the site, bringing 134,600 square feet of residential space, 21,760 square feet of commercial space, and 44 parking spaces.

Permits have been issued for the construction of a three-story mixed-use building at 2454 North 2nd Street in West Kensington. The ground floor will hold artist studios and artisan industrial space. The upper two floors will hold five residential units. In total, the building contain 8,172 square feet of interior space. Anthony Tsirantonakis is listed as the design professional, with Salini Brothers Ornamental Iron Work listed as the contractor. Permits specify a construction cost of cost $1.1 million.

Designed by L2Partridge and developed by Core Realty, the complex, alternately known as 918-80 North Delaware Avenue, will hold a total of 418,480 square feet of space and 426 residential units project will include within five seven-story buildings. The newly filed permits cover two minor adjunct buildings that will hold retail and amenity space.

The structure will replace a vacant lot situated on the west side of the block between West Susquehanna and West Dauphin streets.
