Looking At 1BRKS, an Under-Construction Mixed-Use Development in Fishtown

1BRKS is a multi-building development located by the elevated Market-Frankford Line on Front Street. The development is situated at the intersection of Olde Kensington and Fishtown, two vibrant and rapidly developing neighborhoods. Designed by Cosica Moos Architects, the project will add a major destination to the area with 26,000 square feet of retail space. A cafe, brewery, distillery, and beauty salon are some of the tenants already lined up. The Station at Willow Grove, a 275-Unit Mixed-Use Development in Willow Grove, PA, is Fully Leased

J.G Petrucci Co. Inc. and Petrucci Residential, the developers and owners of The Station at Willow Grove at 91 North York Road in Willow Grove, PA, have recently announced that the mixed-use development is now fully leased. Located four miles north of the Philadelphia city line, the five-story development holds 20,000 square feet of ground-level retail and 275 rental residential units. Construction costs were estimated at $75 million. The building sits across from the Willow Grove Station on the SEPTA Warminser Line, which offers direct commute to Center City. As such, the project is a positive example of dense, pedestrian-friendly development that should be encouraged throughout the area’s rail-serviced suburban towns.

Wilmington, DE Reveals 4,291-unit Mixed-Use Riverfront East Master Plan

A master plan has been revealed in Wilmington, the most populous city in the the state of Delaware, located at the southwest periphery of the Philadelphia metro area, for an all-new neighborhood that will transform the Christina River waterfront. Designed by Robert A.M. Stern Architects, LLC, the plan, dubbed Riverfront East, will bring 4.7 million square feet of space, which includes 4,291 new residential units as well as 1.9 million square feet of commercial office space. Retail will occupy an additional 357,000 square feet. The development will also include four major green spaces as well as 650 on-street parking spaces and 8,900 spaces in parking garages.

Permits Issued for Five-Unit Mixed-Use Building at 342 West Queen Lane in Germantown, Northwest Philadelphia

A permit has been issued for the construction of a three-story mixed-use building at 342 West Queen Lane in Germantown, Northwest Philadelphia. The structure will contain 5,793 square feet of floor space, which will be divided between a 1,058-square-foot ground-level commercial space and five residential units, which will average 947 square feet apiece. Permits list OE & DE LLC as the owner, Michael D. Cole, AIA as the designer, and David Elmaliah as the contractor. Construction costs are estimated at $200,000.

185-Unit Mixed-Use Development Revealed at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

A massive mixed-use development has been unveiled at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will hold 178,837 square feet of space and will offer 185 residential units, with 34 planned studios, 117 one-bedrooms units, and 34 two-bedroom units. Additionally, 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue. Here, a “commercial patio” will also be located, offering 2,200 square feet of outdoor space. More outdoor area will be provided on the 8,100-square-foot roof deck, which will come with a 3,400-square-foot green roof. The project will also provide 189 parking spaces as well as 62 bike spaces.
