Six Residential Buildings Complete at 2141 through 2153 Cross Street in Point Breeze, South Philadelphia

As Philadelphia’s ongoing renaissance is generating new growth throughout centrally located neighborhoods, the development boom is spreading to adjacent communities that have long been neglected by real estate developers. A prime example of this phenomenon may be found at the 2100 block of Cross Street in the Point Breeze neighborhood in South Philadelphia. In the past few years, the narrow and seemingly nondescript street, with a roadway measuring just around 14 feet wide, has seen a major influx of new development, both in the form of ground-up construction and vertical additions to existing buildings. YIMBY’s recent site visit has revealed that, over the course of the past year or so, construction has been completed at a back-to-back series of structures spanning from 2141 through 2153 Cross Street, undertaken by two different sets of developers and contractors. The buildings offer a total of eight residential units as well as retail space.

Vertical Extension Complete at 1830 Dickinson Street in Point Breeze, South Philadelphia

In August 2020, YIMBY reported that permits have been filed for a single-story vertical extension to a single-family prewar rowhouse at 1830 Dickinson Street in Point Breeze, South Philadelphia. Our recent check-in at the site has revealed that construction has since been completed, and the five-bedroom, four-bathroom property has been sold for $550,000 in November of last year. Permits show Travertine Development LL [sic] as the owner and Marlon F. Travis as the contractor. Construction costs are listed at $60,000.

Construction Complete at Three-Story Single-Family Townhouse at 1532 South 7th Street in Passyunk Square, South Philadelphia

Last February, YIMBY shared the news of a permit issued for the construction of a single-family townhouse at 1532 South 7th Street in Passyunk Square in South Philadelphia. By now, almost a year later, the site has been transformed from an eyesore vacant lot into an imposing three-story structure, as our recent site visit revealed. Permits indicate that the structure spans a footprint of around 600 square feet and features a roof deck. The filings specify V2 Properties Entity 6 LL as the owner and V2 Properties Construction Management LLC as the contractor. A permit issued in late 2019 stated a construction cost of $150,000, although the later permit does not specify a construction cost.

Permits Issued for 404-Unit Development at 650 Fairmount Avenue in Northern Liberties, North Philadelphia

Permits have been issued for the construction of a massive multi-family development planned at 650 Fairmount Avenue in Northern Liberties, North Philadelphia. Designed by ISA Architects, the complex will contain a total of 407 residential units, 60 of which will be affordable, situated within two large apartment buildings and a series of townhouses. The apartment buildings will each rise six stories tall. The first will hold 231,346 square feet of interior space with 207 residences and a roof deck, and will cost $17.6 million to build. The second building offer 90 units, with 97,475 square feet of interior space and a construction cost estimated at $7.1 million. Also included in the development will be 21 single-family homes, 28 duplexes, and 10 triplexes, all available for sale. The complex will offer parking for 221 cars and 111 bicycles.

Shuttered Building Awaits Demolition at Site of 34-Unit Townhouse Complex at 949 North Marshall Street in Northern Liberties, North Philadelphia

Although demolition and partial construction permits have been issued, Philly YIMBY’s recent site visit found no signs of ongoing activity at the site of the 34-unit townhouse complex planned at 949 North Marshall Street in Northern Liberties, North Philadelphia. Designed by Gnome Architects, the development will consist of homes each rising four stories tall. Each property will feature roof decks and rear balconies, and two-car garage, creating a total of 68 parking spaces within the development.

Permits Issued for Two Single-Family Homes to Replace Prewar Rowhouses at 2608 and 2610 Pine Street in Fitler Square, Center City

Permits have been issued for the construction of a pair of single-family houses at 2608 Pine Street and 2610 Pine Street in Fitler Square, Center City. The buildings will replace two attractive, well-preserved prewar rowhouses, which are part of an intact ensemble that spans the entire block. Each building will feature a roof deck. Permits list Judith M. Crossan Sanicky and William M. Sanicky as owners for the building planned at number 2608, which will span a footprint of 768 square feet, and Margaret Connor Porter and Scott. T Porter for its neighbor at number 2610, which will rise from a footprint measuring 910 square feet.

Permits Issued for Single-Family Home at 351 West Queen Lane in Germantown, Northwest Philadelphia

Permits have been issued for the construction of a single-family house at 351 West Queen Lane in Germantown, Northwest Philadelphia. The structure will replace a vacant lot on the northwest side of the block between Priscilla and Morris streets, and will span a ground footprint of 924 square feet. Permits list Habitat for Humanity Germ. [sic] as the owner.

Permits Issued For Three-Story Home at 1528 South 31st Street in Grays Ferry, South Philadelphia

Permits have been issued for the construction of a three-story, single-family residential building at 1528 South 31st Street in Grays Ferry, South Philadelphia. The structure will replace a vacant lot on the west side of the street between Tasker and south of Dickinson streets. Permits state that the structure will span a 767-square-foot footprint. Christopher Sipes is listed as the design professional and RS 23 LLC as the contractor. The construction cost is specified at $200,500.

Permits Issued for Four Townhouses at 4329 East Thompson Street in Bridesburg

Permits have been issued for four townhouses at 4329 East Thompson Street in Bridesburg. Each will stand four stories tall and feature a roof deck. Construction costs are estimated at $200,000 for each home, with a total of $800,000 for the entire development. Joseph Mulvihill is listed as the project’s design professional and Venco Builders Inc. as the contractor.

Revised Design Revealed For Northbank In Fishtown

A new design is coming to the Civic Design Review for Northbank, a massive development being constructed at 2001 Beach Street in Fishtown. YIMBY has recently shared an update on the first phase of towhouse construction, showing the section closest to the Delaware River underway. However, the other major portion of the property on the far side from the river has remained idle, awaiting finalized plans. Now, it appears that an updated design may be coming to fruition. Northbank will now offer 491 residential units, with a mix of 387 single-family townhomes and 104 duplex units. A total of 781 parking spaces will be included, of which 199 will be located outdoors. ISA remains the architectural firm behind the project.
