Permits have been issued for the construction of a 13-unit mixed-use development at 2054 North 2nd Street in Norris Square, North Philadelphia. The building will rise four stories tall. A commercial space will be situated on the ground floor. In total, the building will include 10,468 square feet of space. Construction costs are estimated at $900,000.

The new development will be replacing a largely vacant lot. The property is comprised of multiple lots that have since been consolidated into one, and only one building currently sits on the property. This rowhome features a white stucco exterior with a covered cornice, save for two columns on either end of the building. The structure has long stood out on the block because it is surrounded by largely unoccupied lots on either side.
Farther south in the same block is a former industrial building that has since been converted to a multi-family development that includes more than 100 residential units. This conversion added significant density to the area and the block. The current project will build on this momentum with the additional dwelling units on 2nd Street as well as a new commercial space. In recent months, YIMBY has reported on numerous mixed-use project permits on 2nd Street adding hundreds of units and commercial space to the area. As the neighborhood transforms, it appears that this particular section of 2nd Street will turn into a healthy mixed-use corridor which will likely encourage additional development in the long term.
Transit access if offered nearby by means of the Market-Frankford Line via Berks Street Station.
No completion date is known for the project at this time.
