Renderings have been revealed for a 63-unit multi-family development located at 813 North Broad Street in Poplar, North Philadelphia. Designed by Landmark Architectural Design, the building will rise four stories tall. The residential space will occupy 58,139 square feet. There will be 13 parking spaces included in the development, as well as 30 bike spaces.
A variety of materials will make for a cohesive and attractive exterior. Most prominently, stately brickwork will be located on the building’s corner, rising the entire height of the structure. Although this is the most visible material on the exterior, light gray metal cladding will take up the majority of the space, as well as darker gray cladding that nicely frames it. Select locations on the ground floor will also see the usage of cast stone that will help create a more pleasant street presence. Additionally, a narrow green wall will rise up the structure just off the corner, adding an interesting accent to the design.
Street trees will be planted around the footprint of the building , helping create a solid sidewalk environment for pedestrians passing the building. Most notably, the trees planted along Broad Street will add greenery to a corridor that does not see enough trees being planted. Steel awnings will also like the structure, adding more depth to the building’s design, as well as creating an open entryway.
The new building will replace a gas station that occupied the entirety of the site. The large patch of asphalt created a barren and uninviting environment, and vehicle access to the gas station made the pedestrian experience more dangerous and stressful.
The elimination of the existing gas station at the site is already an improvement, and the addition of a modern multi-family structure is just as beneficial. The 63 residential units will be well served by transit via the Broad Street Line and will add density to the corridor, which is poised to take off even more than it already has in the coming future with many projects bringing hundreds more residential units.
No completion date is currently known for the project, though construction may be finished by 2022 or 2023.

Nice location that’s only two blocks from the Fairmount station of the Broad Street Line and the Broad-Ridge Spur, serving access to many areas.
Only two blocks north, you have access to the Girard station of the Broad Street Line, the SEPTA route 15 trolley to the Philadelphia Zoo (a big deal because parking at the Zoo is very expensive).
NOTE: In addition to the Philadelphia Zoo, the SEPTA route 15 trolley also provides a transfer to the Market-Frankford Line on Front Street.
BONUS: Not too far from Temple University further north.
They REALLY should include retail space in this building.
