Permits have been issued for the construction of two multi-family structures at 2203 and 2217 West Thompson Street in Sharswood, North Philadelphia. Upon completion, the building at 2203 West Thompson Street will rise three stories tall and will feature three residential units, as well as a roof deck and cellar. In total, the building will hold 3,648 square feet of space, with construction costs estimated at $459,000. The building at 2217 West Thompson Street will have the exact same scale and cost.
The building at 2203 West Thompson Street will replace a vacant lot. The property is separated from the street with a wooden fence. A rowhouse formerly stood at the site, and was demolished in the postwar era as decay swept through many neighborhoods in the city.
The building at 2217 West Thompson Street will also be replacing a vacant property. The site was recently used as a driveway with a garage-style door barricading it from the street. As the neighborhood’s development begins to surge, dedicating the lot for parking no longer makes much sense in terms of land use.
The elimination of two vacant lots on the block is a definite victory for the neighborhood. Since both buildings will stand three stories tall, the existing height of the block will not be impacted. Both buildings will also add significant density to the neighborhood. Although once the site of single row-homes, each site currently holds zero residential units. This means six residential units will stand at the place that was formerly occupied by two, and more recently none. This type of increases in density is becoming more common in the neighborhood.
No completion date is known for each building at this time, though construction may be finished by 2022 or 2023.
