A recent site visit by Philly YIMBY has revealed that construction has still not started at the site of a single-family dwelling proposed at 612 McKean Street in Wharton, South Philadelphia. The structure is set to rise three stories tall and feature a cellar and a roof deck. Permits list Hussein A. Kazan P.E. as the engineer.

The proposed structure will rise from an 882-square-foot lot and will measure 14 feet wide and 47 feet long, leaving space for a 16-foot-deep rear yard. The structure will rise 35 feet to the main roof, 38-and-a-half feet to the parapet, and 44 feet to the top of the bulkhead. The building elevation shows a fairly conventional exterior clad in brick with paneling on the second- and third-story cantilever. The raised ground level and a stone lintel above the window will add a pleasant contextual touch.

The building is planned to rise on the south side of the block between South 6th and South 7th streets, where several similarly-sized new developments went up in recent years. the Snyder Station on the Broad Street Line is situated within a 15-minute walk to the west, as is the Passyunk Avenue retail corridor. The large retailers along the Delaware River may be reached via a a5-minute walk to the east.

  1. It’s hard to have much confidence in a homeowner/developer who disregards their legal (and moral) obligation to keep their property reasonably free of trash.

  2. Was the old house next door blocking the start of construction?
