Permits have been issued for the construction of a three-story, three-unit residential building at 4554 North Uber Street in Wyoming, North Philadelphia. The new development will rise from a vacant lot situated on the west side of the block between West Wingohoking Street and West Courtland Street. Designed by Jibe Design, the structure will span 2,444 square feet and will feature a basement. Permits list Intensified Builders as the contractor.

Permits specify a construction cost of $125,000, lending an average cost of $51 per interior square foot.

The new building will slot neatly into a gap within an established prewar rowhouse ensemble, filling one of the few extant vacant lots along an otherwise generally intact block. A setback above the second floor will align with the cornice adjacent two-story rowhouses, ensuring a contextual appearance, although, even at its full height, the structure will be contextual in relation to a nearby pair of three-story rowhouses. The ground floor will also be elevated to match its neighbors, and a brick facade will pay further homage to its surroundings.

Unfortunately, a context-matching covered porch is sorely missing from the proposed design; likewise, a roof deck, which would have made for efficient use of the relatively spacious rooftop, is also missing from the proposal.

The development will rise on the western edge of Upper North Philadelphia, two long blocks north of the junction of Roosevelt Boulevard and Lincoln Highway. The Wayne Junction SEPTA Regional Rail station sits three short blocks to the southwest, and route 2, 23, 53, and 75 buses service the surrounding area. Stenton Park, a large green space anchored by an eponymous 18th-century mansion museum, is situated three short blocks to the northeast.

    It’s good to see parts of North Philly repopulating after decades of depopulating.

    • Craig, how long do you estimate it’ll take for the area between Berks El station and Lehigh Ave to be considered a “gentrified” area?
