As reported in the past, the stretch between 21st and 23rd streets in western Center City West will soon be elevated with many new towers in the 300-400-foot range. While many of the new proposals were released recently, 2222 Market Street, which was revealed last year, could be on its way up soon. Designed by Gensler and developed by Parkway Commercial Properties, the office building will rise to a height of 318 feet and 19 stories and will be mostly leased by the law firm Morgan, Lewis and Bockius.
Just recently, there was an announcement that the building has received $187 million for construction financing. The lot hasn’t had buildings on the site for a long time – the five properties at the site were demolished sometime after 1995. The site currently hosts a 21,000 square foot parking lot. The lot was recently been closed for public access and the parking booth is already off the site.

The building is composed of six blocks stacked on top of each other with a mechanical bulkhead on top. The blocks are manipulated to make the design stand out rather than being boring and blocky. The top five blocks have their south edges on the east face pulled over the property next door, forming an angled cantilever. On the west face, the first, fifth and sixth blocks are pushed away from 23rd Street. The top block sticks out more than the fifth and first to keep plenty of space for the amenity level giving looks of the city to the north, east, and west. The building will also feature much greenery, particularly at the top amenity level. The ground level, outside the lobby entrance, will feature 14 different plants in planters in many sizes and shapes.
The area is bound to see abundant development in the near future. A curvy tower is propose just to the north at 2301 John F. Kennedy Boulevard. Another is proposed to replace the Trader Joe’s parkng lot to the east at 33 North 22nd Street. Across the viaduct to the north, one of the two Riverwalk towers is already topped out.
2222 Market Street is scheduled to be completed in 2023.
