Cathedral Square Phase Two Awaits Design Reveal in Logan Square, Center City

At number one on Philly YIMBY’s December 2020 Development Countdown is Cathedral Square Phase Two, a 685-foot-tall tower planned for 1700 Vine Street in Logan Square, Center City. The skyscraper is part of Cathedral Place, a proposed redevelopment of the block-sized archdiocesan campus centered on the Cathedral Basilica of Saints Peter and Paul, a block east of Logan Square. The development will also include a new 23-story high-rise. The taller tower will be designed by Solomon Cordwell Buenz, though only a general massing is available at this point. The model shows a bulky building with a lower section to the west that steps up toward the tower. Our site visit has revealed no construction activity yet at the tower site, which is occupied by a low-rise structure and a parking lot. Both towers are being developed by Exeter Property Group.

Construction Anticipated at 33 North 22nd Street in Logan Square, Center City

Number 23 on Philly YIMBY’s December 2020 Development Countdown is 33 North 22nd Street, a 328-foot-tall (or 316 feet if measuring from John F. Kennedy Boulevard) tower in Center City West. Designed by Solomon Cordwell Buenz and developed by PMC Property Group, the 29-story building will bring 341 units to the rapidly growing neighborhood. Philly YIMBY’s latest visit revealed that the parking lot at the site is still active with shoppers at the Trader Joe’s grocery store at 2121 Market Street.

2301 John F. Kennedy Boulevard Set For Construction in Center City West

At number 28 on Philly YIMBY’s December 2020 Development Countdown is the curvy mixed-use tower proposed at 2301 John F. Kennedy Boulevard in Center City West (alternately Logan Square). Designed by Gensler and developed by PMC Property Group, which is responsible for several developments in the area, the 303-foot-tall, 22-story building will rise on a vacant lot to the north of the iconic PECO Building. The triangular lot is an improbable location for a high-rise, especially one that will make a noticeable impact on the Philadelphia skyline, as it is located between the elevated John F. Kennedy Boulevard and the elevated rail line. The building will be primarily residential with some office space on the lower floors.

YIMBY’s Annual Development Countdown Kicks Off with 20th+Arch Proposed in Center City West

Philadelphia YIMBY is launching its first annual December Development Countdown of the 31 tallest buildings proposed or under construction in Philadelphia. Number 31 on the list is 20th+Arch, a 260-foot-tall, 15-story office building planned at 2000 Arch Street in Center City West (alternatively in Logan Square). Developed by Parkway Commercial Properties (aka the Parkway Corporation) and designed by L2P Architects, the building will offer roughly 400,000 square feet of office space. No construction work has yet taken place.

180-Unit Edgewater Apartments Proposed for 230 North 23rd Street in Logan Square, Center City

Center City West and western Logan Square have seen a flurry of recent development, transforming the area into a bustling, dense neighborhood. Another forthcoming addition is the Edgewater Apartments at 230 North 23rd Street, a 180-unit project located a block away from the Schuylkill River. Designed by JKRP Architects, the 145,473-square-foot complex will rise 83 feet and seven stories with homes ranging from studios to two bedrooms.
