We apologize for the somewhat confusing headline. Philadelphia YIMBY’s First Anniversary Countdown tracks the most frequently mentioned article categories over the course of the past year. Last year’s December Development Countdown, which looked at the 31 tallest buildings under construction or proposed in the city, racked up 31 category listings during its month-long run, earning it the 24th place on the ongoing countdown. Today we look at the top three entries from the December Countdown, all located in Center City, and check in on the progress they have made so far in 2021.

Permits Issued for 139 North 23rd Street in Logan Square, Center City

Permits have been issued for the construction of a 115-unit multi-family building at 139 North 23rd Street in Logan SquareCenter City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group, the building will rise four stories tall and will feature a roof deck with a green roof. In total, the building will hold 122,576 square feet of space. The developer was permitted to include the higher-than-standard unit count through the utilization of green roof and mixed-income density bonuses. A below-grade garage will hold 42 parking spaces. Construction costs are estimated at $35 million.

Cathedral Square Phase One Takes Shape at 222 North 17th Street in Logan Square, Center City

The first phase of the Cathedral Square development is underway and rising at 222 North 17th Street in Logan Square, Center City. The building, at this time known as Cathedral Square Phase 1, will rise 245 feet and 23 stories tall. The tower is designed by Solomon Cornwell Buenz, which had also designed the Murano condominium and The Laurel Rittenhouse, which is currently under construction. The two-tower complex is being developed by the Archdiocese of Philadelphia and Exeter Property Group, which will span much of the city block that is situated three blocks to the north of the Comcast Center.

Cathedral Square Phase One Rises Above Ground At 222 North 17th Street In Logan Square, Center City

A portion of the ground floor has been constructed at Cathedral Square Phase 1 at 222 North 17th Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the Archdiocese of Philadelphia and Exeter Property Group, the reinforced concrete building will stand 245 feet and 23 stories tall and will be visible from the Philadelphia Museum of Art, with an all-glass skin that angles in and out. The tower will be a part of the Cathedral Square development (formerly known as Cathedral Place), which also includes Cathedral Square Phase 2, a massive tower proposed to the north. The building’s crane is one of over a dozen tower cranes currently stand in multiple locations in Philadelphia, with most located in Center City.

A Look At Past Designs for the Bell Atlantic Tower in Logan Square, Center City

In the 1980s, new skyscraper proposals surged after the proposed Liberty Place project was poised to break the 548-foot height limit established by the tower of City Hall. Five of the proposals now stand in the skyline, which include the 739-foot-tall Bell Atlantic Tower at 1717 Arch Street in Logan Square, Center City. Designed by Kling Lindquist, the setbacks of the 55-story skyscraper were partially inspired by structures such as the Empire State Building and One Liberty Place, which itself is similar to the Chrysler Building. Brandywine Realty Trust has owned the skyscraper since 2010, and is now officially known as Three Logan Square. Today Philly YIMBY looks at the alternate designs that were once considered for the structure.
