As Facade Ascends at 2222 Market Street, YIMBY Looks Back at the Year’s Progress at the 295-Foot-Tall Office Building Rising in Center City West

The 25th place on Philly YIMBY’s December 2021 Development Countdown goes to the 295-foot-tall, 19-story office building under construction at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

Parking Lot Awaits Possible Million-Square-Foot Development at 1443-49 Cherry Street in Logan Square, Center City

Developer Parkway Corporation is seeking to redevelop a block-spanning, 53,568-square-foot parking lot at 1443-49 Cherry Street in Logan Square, Center City. The developer’s “opportunities” page states that the site is currently available for development and can support 642,816 square feet of buildable space at a floor-to-area ratio of 12:1, or whopping 1,071,360 square feet at an FAR of 20. Discounting any potentially applicable height limits, the site is theoretically capable of housing a skyscraper that rises well over 50 stories, a podium with ample retail space, and still have enough leftover room for a public plaza and/or promenade.

Parking Lot Awaits Development at 26-30 South 21st Street in Center City West

Parkway Corporation, the proprietor of multiple parking lots and other real estate in Center City and beyond, seeks to redevelop a parking lot, likely in conjunction with a partner, at 26-30 South 21st Street in Center City West. The 26,127-square-foot, L-shaped site is bounded by 21st Street to the east, Van Pelt Street to the west, and Ludlow Street to the north. According to Parkway documentation, the site is situated within a CMX-4 mixed-use district and can accommodate 130,635 square feet of built space at a floor-to-area ratio of 5:1, or 313,524 square feet of space at an FAR of 12:1. With the right design, and height limits notwithstanding, the site may accommodate a development rising around 30 or so stories.

Progress Still Stalled at 20th + Arch, 15-Story Office Tower Planned at 2000-24 Arch Street in Center City West

The 28th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to 20th + Arch, a 260-foot-tall, 15-story office tower planned at 2000-24 Arch Street (also known as 2020-2024 Arch Street) in Center City West. Designed by L2P and developed by the Parkway Corporation (alternately Parkway Commercial Properties), the building would replace a parking lot that spans the eastern part of the block between North 20th and North 21st streets. And though we have first reported on the tower over a year ago, no permits have yet been filed for the development and our recent site visit revealed no demolition nor construction activity at the still-operational parking lot.
