20-Story Residential Building Planned for 2012 Chestnut Street in Rittenhouse Square, Center City

The Rittenhouse Square and Center City West neighborhoods are witnessing a boom in high-rise construction and proposals. At 2012 Chestnut Street, at the junction of the two neighborhoods, a four-story brick building formerly occupied by the Philadelphia Housing Authority will be transformed into a 20-story edifice with a height of 253 feet, designed by Cope-Linder Architects. According to the developer Alterra Property Group, the redevelopment will include 200 units to the city,  of which 160 will be market rate with the rest reserved for lower-middle-income individuals. The developer also plans to allocate 7,000 square feet on the ground floor for commercial space.

New Renderings Reveal Design Updates at 33 North 22nd Street, Center City West

Last month, YIMBY presented a thorough overview of 33 North 22nd Street, a 328-foot-tall residential high-rise proposed in Center City West by PMC Property Group. The 29-story, 341-unit tower will replace the 32,616-square-foot Trader Joe’s parking lot south of John F. Kennedy Boulevard, whch sits just to the northwest of the curved Murano condominium. The design by Solomon Cordwell Buenz a unique avant-garde style to the area unlike any other in the city. A recent design update revealed in the recent Civic Design Review filing shows certain updates, such as a lower parapet and extended porcelain panels at the base.

Possible New Building Design Surfaces at 2120 Market Street, Center City

Rumors about development at the lot at 2100 Market Street at the boundary of Rittenhouse Square and Center City West have circulated for a long time, with the site being perfectly suited for a new tower. Though there has been no official announcement from Brandywine Realty Trust, the company website shows a project rendering as part of a greater graphic. The new tower will sit on a lot that measures nearly 29,000 square feet.

Market Street Fills Up as a New Proposal at 2222 Market Street Prepares for Construction in Center City

As reported in the past, the stretch between 21st and 23rd streets in western Center City West will soon be elevated with many new towers in the 300-400-foot range. While many of the new proposals were released recently, 2222 Market Street, which was revealed last year, could be on its way up soon. Developed by the Parkway Corporation, the office building will rise to a height of 318 feet and 19 stories and will be mostly leased by the law firm Morgan, Lewis and Bockius.

Curvy Tower Proposed at 2301 John F. Kennedy Boulevard, Center City West

In 1889, a major project in Center City changed the way commuters had traveled all over the city. The project, Broad Street Station, included a large viaduct above the city streets with eight tracks and a shed leading to the street just to the west of City Hall. Since the project was demolished by 1953, the former site of the so-called “Chinese Wall” lead to many new developments that boosted the skyline, such as the Mellon Bank Center. Now, 2301 John F. Kennedy Boulevard, a new office and residential tower planned to rise to 303 feet, will sit on one of the last available parcels at the former Chinese Wall.
