Construction Still Pending at 21M in Center City West

As expected, a recent site visit by Philly YIMBY has discovered no signs of new construction at the site of 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last looked at the project for our most recent December countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.

Exterior Construction Nearly Complete at 2222 Market Street in Center City West

A recent site visit by Philadelphia YIMBY has discovered that exterior construction work nears completion at the 295-foot-tall, 19-story office building rising at 2222 Market Street in Center City West. Designed by Gensler and developed by the Parkway Corporation (alternately Parkway Commercial Properties), with IMC Construction as the contractor, the development will feature 329,100 square feet of tenant floor area, with 324,826 square feet of Class A office space and 4,274 square feet of retail, as well as a 47-car underground garage. The structure is being built as the new headquarters for Morgan Lewis, a major law firm. Building features will include ten-foot-high ceilings, floor-to-ceiling windows, several landscaped outdoor decks, flexible workspace plans, a conference center, a fitness center, Zoom conference rooms, expanded areas for servicing out-of-office visitors, and rooms with advanced audio technology to facilitate virtual court hearings.

Construction Still Pending at 33 North 22nd Street in Center City West

A recent visit by Philadelphia YIMBY has revealed no signs of construction nor construction preparations of any sort at our recent visit to the site of the 328-foot-tall, 29-story residential tower proposed at 33 North 22nd Street in Center City West, even though a construction permit was issued last November. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the building will span 456,380 square feet and offer 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site, which remained in operation at the time of our visit. Permits list a construction cost of $136 million.

Facade Wraps Construction On Riverwalk South in Center City West

The Center City West neighborhood has taken on a new look over the past few years, as the first of the newest crop of developments are in the final stages of construction. A pair of towers dubbed Riverwalk stands at 60 North 23rd Street, near the Schuylkill River. Designed by Gensler and developed by PMC Property Group, the angled south tower rises 363 feet and 32 stories, and the north tower rises 315 feet and 28 stories. In total, the slab-like towers will soon boast 711 total units.

YIMBY Observes the Rise of Center City West

Center City West is a section of Center City located roughly between 21st, Chestnut, and Arch streets and the Schuylkill River. For decades, the neighborhood was comprised primarily of parking lots, yet in recent years the area has been on the rise with a large number of projects that have recently been completed, underway, and proposed. The largest developments that have originally been completed in the neighborhood are the PECO Building, completed in 1970, and the Aramark Headquarters which renovated the structure of an existing building at 2400 Market Street in 2019. With Aramark relocating its headquarters to the neighborhood, the company saw the potential of the area’s growth. 2222 Market Street, the first development of the new construction wave was revealed in 2019, and is currently underway.

Philadelphia YIMBY Shares Skyline Massings of Two-Tower Virgin Hotel Proposed in Rittenhouse Square, Center City

For years, Philadelphia YIMBY has published in-house-made skyline massings, of old developments and new proposals alike, and today we bring another project to our readers. Recently, images of a new Virgin Hotels development proposal have surfaced, showing two new buildings at 500 South Broad Street in Rittenhouse Square Center City. Shown in renderings are a taller tower standing 36 floors and a shorter tower rising 23 stories. The project is being designed by Skidmore Owings and Merrill and developed by The Badger Group, Dranoff Properties, The Goldenberg Group LLC, and Virgin Hotels, which will have their logo displayed on the north tower. Philadelphia YIMBY Presents Updated Massings of 2300-24 Market Street in Center City West

A surge of development in Center City West is poised to change the neighborhood in the near future. One of these additions is the recently redesigned proposal at 2300-24 Market Street. The original plan was more massive and held residential space, and would have risen 202 feet and 14 stories high. The original iteration was designed by Tantillo Architecture and developed by Lubert-Alder, but now KieranTimberlake and Breakthrough Properties have collaborated to bring the new iteration. The building will now stand at a noticeably shorter height, with a confirmed floor count of nine floors, along with the buildings purpose shifting to office and lab space. Today we share YIMBY’s own skyline massings of the development.

Revised Design Revealed for 2300 Market Street in Center City West

Center City West is seeing a surge in construction, where one of the more notable developments is an overbuild proposed at 2300-24 Market Street. The original iteration was designed by Tantillo Architecture, with Lubert-Adler as the developer. The architect behind the latest design is KieranTimberlake, and Breakthrough Properties is the developer. The building was originally planned at 202 feet and 14 stories tall, but now the plans show a slightly shorter, nine-story structure. In a city meeting, four slides were presented showcasing diagrams and three new renderings of the new, distinctive design.

Facade Nears Top of 2222 Market Street in Center City West

Substantial development progress continues in Center City West, with multiple new buildings transforming the neighborhood. Over the course of the past year, 2222 Market Street has risen 295 feet tall and 20 stories above ground. Designed by Gensler and developed by Parkway Commercial Properties, the building is poised as the new headquarters for law firm Morgan, Lewis, Bockius LLP, and will also offer retail space on the ground. In this update, Philadelphia YIMBY looks at the under-construction building, where facade installation is approaching the top of the structure.

Facade Slowly Climbs Toward the Pinnacle at Riverwalk South at 60 North 23rd Street in Center City West

Riverwalk is a two-tower rental development under construction at 60 North 23rd Street on the Schuylkill River waterfront in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the complex will offer 711 apartments upon completion. The north tower, which stands 315 feet and 28 stories tall, has been completed for several months. The taller south tower, which rises 362 feet and 32 stories and will hold 380 units, is being assembled at a rather slow pace.
