Construction Not Yet Started at 2401 North 2nd Street in West Kensington

A year and a half after YIMBY originally shared news of permit issue, our latest site visit has discovered that construction has still not started at a six-story, 102-unit residential building proposed at 2401 North 2nd Street in West Kensington. The project will span a half-block-sized lot bordered by North 2nd Street to the west, West York Street to the south, and Palethorp Street to the east. Designed by T + Associates Architects, the structure will span 101,020 square feet feature a roof deck, and a green roof, and a parking garage. Permits specify construction costs at $8.35 million.

Permits Issued for 417 West Cumberland Street in West Kensington

Permits have been issued for the construction of a three-story, four-unit apartment building at 417 West Cumberland Street in West Kensington, Philadelphia. The development will replace a three-story rowhouse located on the north side of the block between North 40th and North Preston streets. Designed by the 24 Seven Design Group, the building will span 10,134 square feet and will feature a basement. Permits list V2 Properties Construction Management LLC as the contractor and a construction cost of $550,000.

In September 2020, YIMBY reported that permits had been filed for a three-story two-family rowhouse at 142 West Huntingdon Street in West Kensington. Since then, construction has been completed on the development. The structure replaces a vacant lot on the south side of the block between North Howard and North Mascher streets. Designed by Plato Marinakos of Plato Studio, the building spans 3,267 square feet and features a roof deck. Permits list V2 Properties as the contractor.

A Detailed Look at Upcoming Project HOME Residence at 115 East Huntingdon Street in West Kensington

Recently Philadelphia YIMBY visited the site of a new 56-unit Project HOME assisted residential facility under renovation at 115 East Huntingdon Street at the Temple University Campus Episcopal Campus in West Kensington. The development is part of Temple University Hospital’s ongoing effort to create over 1,000 affordable supported-living residences for persons that have experienced homelessness, mental illnesses, substance abuse, and other issues. The project team consists of Cecil Baker + Partners Architects as the designer, Temple University Hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million. In the previous article we focused on the project’s social mission and its financial backers, which include musician Jon Bon Jovi. Today we look at the architectural and technical aspects of the massive, five-story renovation project.
