The project rises on the north side of Market Street between North 30th and North 32nd streets, with John F. Kennedy Boulevard to the north. Designed by Gensler and developed by Brandywine Realty Trust, the building will rise 226 feet and 14 stories and will span 495,000 square feet. The structure will house office and laboratory space, as well as retail on the ground floor.

The project, situated on the south side of the block between North 38th and North 39th streets, replaces a vacant lot nestled next to a prewar rowhouse. Designed by Haverford Square Designs, the development will span 4,800 square feet and will feature a private roof deck for one of the units. Permits list Haverford Sq GC LLC as the contractor and specify a construction cost of $400,000.

Certain apartments will have access to private roof decks. Sweeping views of the skyline will likely be available from the top floor, spanning from University City to Center City and beyond. The property sits at the northwest corner of Wallace and 34th streets. The 15,755-square-foot building will cost an estimated $2.5 million to build. 3401 Wallace LLC is the listed owner.

The development rises on the north side of the block between North 35th and North 36th streets. Designed by KCA Design Associates, the structure spans 13,620 square feet and will feature ground-floor commercial space. Permits list G.A.C. Construction Development as the contractor and a construction cost of $3 million.

In 2020, YIMBY had reported that permits were filed for the demolition of a vacant three-story rowhouse at 4136 Lancaster Avenue in Haverford North, West Philadelphia. The property is located on the southwest side of the block between North 41st and Aspen streets. In the two years that have passed since, the dilapidated structure has still not been demolished, as YIMBY has seen in a recent site visit. Permits list Gama Wrecking Inc. as the contractor and specify a cost of work of $27,000.

A recent site visit by Philly YIMBY has noted that excavation work is well underway at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce Hill, West Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The development will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are listed at $15.3 million.

The development stands at the south side of the block between North 39th Street and Lancaster Avenue. With Haverford Square Designs as the renovation architect, the 3,000-square-foot building gained an additional 1,200 square feet via a rear expansion, and now houses six residential units. Permits list Haverford Sq GC LLC as the contractor and specify a construction cost of $45,000.
