Permits have been issued for the construction of a 15-unit residential building at 6712 Ridge Avenue in Roxborough, Northwest Philadelphia. The building will comprise a portion of The Ridgemont, a two-building, 18-unit development that also includes the renovation of an adjacent rowhouse that dates to 1890. Designed by Ambit Architecture, the new building will rise four stories, or 42 feet, tall, and will span 10,640 square feet. Foundations Underway at Townhouse Complex at 244-58 North 2nd Street in Old City

A recent site visit by Philadelphia YIMBY has revealed that foundation work is largely complete at an 11-townhouse development at 244-58 North 2nd Street in thee Old City section of Center City. Designed by LandMark Architectural Design, each townhouse will rise four stories and span nearly 5,000 square feet, and feature a cellar, a roof deck, an elevator, and a two-car garage. Permits list OCF Construction as the contractor.

Construction Underway at 1515 West Stiles Street in Cecil B. Moore, North Philadelphia

A recent site visit has revealed that construction is underway at a four-story, two-family building at 1515 West Stiles Street in Cecil B. Moore, Lower North Philadelphia. The development rises on the north side of the block between North 15th and North 16th streets, a few blocks south of Temple University. Designed by Harman Deutsch Ohler Architecture, the building will span 3,106 square feet and will feature a basement and a roof deck. Permits list the site as a Philadelphia city property and specify Metro Impact, LLC as the contractor.

Philly YIMBY Looks at New Developments Spanning 1,000 to 10,000 Square Feet

Today’s installment of Philly YIMBY’s Category Spotlight series focuses on Philadelphia’s proposed and under-construction developments that span between 1,000 and 10,000 square feet. This group generally covers the smallest size range of conventional urban construction (our only smaller category, which is reserved for buildings under 1,000 square feet, does not have even a single entry at this point). Buildings in this category typically range from single-family dwellings and multi-unit rowhouses to small apartment buildings with up to around ten residences. Below is a selection of some such buildings that we have covered since the beginning of the year, when we first introduced the category.

The latest installment in Philly YIMBY’s Category Spotlight series features Philadelphia’s proposed and under-construction developments that span between 10,000 and 50,000 square feet. These buildings frequently feature retail at the ground floor, which livens up the sidewalk experience, while their scale makes for an optimal fit for just about any neighborhood; as such, apartment buildings within this size range have long served as the backbone of cities around the world.
