Philadelphia YIMBY Tracks Projects Ranging from 100,000 to Half-Million Square Feet

Last month, Philadelphia YIMBY discussed new article categories that were introduced at the start of the year. Among those were categories that grouped new proposals by residential unit count, where we dedicated an article to each of the groups. However, at the time we also introduced a similar category tracking method, where we catalog buildings by square footage. Although this may sound like a similar measurement technique, the square footage categories are more broad as they also include non-residential developments. In today’s installment of our “category spotlight” series, we focus on projects that range from 100,000 to half a million square feet. This category is largely comprised of relatively large mid-and high-rise developments. Please note that since the category was introduced only at the start of the year, it currently excludes articles published prior to this year.

No Construction Progress Yet at 3644 Wharton Street in Grays Ferry, South Philadelphia

At the end of 2020, YIMBY reported that permits have been filed for the construction of a single-family residential structure at 3644 Wharton Street in the Forgotten Bottom section of Grays Ferry in South Philadelphia. The structure will replace a vacant lot on the south side of the block between South 36th Street and Schuylkill Avenue. Designed by Joseph S. Serratore & Company Architects (JOs. Serratore & Co. Architect Inc. aka JAS), the building will rise three stories and hold 2,285 square feet of interior space. Features will include full sprinkling, a basement, and a roof deck, which, due to the building’s prominence over adjacent structures, will offer dramatic vistas of the nearby Center City and University City skylines. Permits list South Campus LLC as the owner and Cormac McAller as the contractor.

YIMBY Shares Detailed Coverage of Topping-Out Ceremony for Jefferson Specialty Care Pavilion in Market East, Center City

Earlier this month, YIMBY shared the news of topping-out of the Jefferson Specialty Care Pavilion at 1101 Chestnut Street in Market EastCenter City, one of the most prominent buildings currently rising into the Philadelphia skyline. Designed by Ennead Architects and Stantec and developed by Jefferson Health and National Real Estate Development, with LF Driscoll and Hunter Roberts Construction Group joint venture acting as contractors, the building comprises the bulk of East Market Phase 3, the final component of the mixed-use, multi-block East Market development. As of February 1st, the steel-framed structure has officially reached its final height of 364 feet and 23 stories (19 stories if excluding mechanical floors). The $762 million medical facility will be the single largest real estate investment in Jefferson’s nearly 200-year history and will offer ample cutting-edge equipment. Completion Nears at Two-Family Building at 1939 Bainbridge Street in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is nearly complete at a four-story, two-family building at 1939 Bainbridge Street in Graduate Hospital, South Philadelphia. The structure stands at the northern side of the block between South 19th and South 20th streets and replaces a stately prewar rowhouse. According to permits, the new building’s footprint spans 684 square feet and the interior spans 3,392 square feet, lending a sizable average of nearly 1,700 square feet per unit. Features include full sprinkling, a basement, rear balconies, and a rooftop deck, which likely offers sweeping views of the nearby Center City skyline. Permits list MCG Investments 1939 Bain as the owner and Gerard McGeary as the contractor.

The Ultimate 2022 Philly Skyline Rundown: Top 30 Tallest Buildings Under Construction and Proposed in Philadelphia

Earlier this month, YIMBY reported that Philadelphia is poised for a record year of construction in 2022. Low- and mid-rise projects, the type that will provide much-needed housing units by the thousands, comprise the bulk of new development. However, the city is also slated to gain a crop of new high-rises that will further boost the already iconic skyline. In recent weeks, we published several compilations, such as the December 2021 Development Countdown and two lists tallying up the current tallest under-construction and proposed projects. Today, we put them all together and add bonus content to create the Ultimate 2022 Philadelphia Skyline Rundown, which tallies the 30-plus tallest buildings that are under construction or proposed as of the start of this year.
