Renderings have been revealed for a new mixed-use development located at 1900 South Broad Street in Newbold, South Philadelphia. The six-floor building will contain 2,500 square feet of commercial space at the ground floor, with 41 residential units spanning 44,145 square feet of space on upper floors. Included with the project will be 12 parking space over 5,200 square feet of space. LRK is the firm behind the project’s design.

Construction Underway at 1939 South 5th Street in Wharton, South Philadelphia

A recent site visit by Philly YIMBY has observed that renovation and vertical extension is underway at a two-story building at 1939 South 5th Street in Wharton, South Philadelphia. The development is situated at the northeast corner of South 5th and McKean streets. Designed by Toner Architects, the new overbuild will add a third story and 1,216 square feet to the existing 2,657-square-foot building. The resulting mixed-use structure will span 3,873 square feet and feature ground-floor commercial space, an artist studio, two residential units, and a single-car garage. Permits list Gina L. Romano as the contractor and specify a total improvement cost of $490,000, of which $375,000 comprises the construction cost.

Renderings have been revealed for a new mixed-use development located at 1322 West Clearfield Street in Allegheny, North Philadelphia. Once completed, the new building will rise eight stories, with commercial space on the ground floor. The structure will also feature a roof deck at its top and an amenity space on the eighth floor, along with a courtyard space. The structure will contain 204 residential units with 82 parking spaces and 85 bike spaces to serve these units. Canno Design is the architectural firm behind the project’s design.

A recent site visit by Philadelphia YIMBY has observed that construction is underway at a four-story, 30-unit mixed-use building at 8623 Germantown Avenue in Chestnut Hill, Northwest Philadelphia. Designed by Regan Kline Cross Architects, the building replaces a vacant lot spanning 25,308 square feet, situated on a block bound by Germantown Avenue and Bethlehem Pike as well as a single-story building that once housed a Santander Bank branch. The development will span 46,170 square feet. Permits list Regan Construction Co. Inc. as the contractor and Littleton Landscape Contractors is the landscape architect.

Philadelphia YIMBY’s recent site visit has noted sustained construction progress at a six-story mixed-use development with ground-level retail and 107 residential units at 23 West Girard Avenue in Olde Kensington. Designed by JKRP Architects and developed by Girard Real Estate LLC, the project will span 104,160 square feet and will feature parking for 28 cars and 47 bicycles, full sprinkling, and a roof deck, which, given the building’s future prominence over the surroundings, will likely offer panoramic views of the Center City skyline. Permits list Benchmark Construction Group Inc. as the contractor and specify a construction cost of $21.5 million.
