Facade Assembly Anticipated at 1000-10 North Delaware Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed that construction work has made substantial progress at a seven-story, 78-unit mixed-use development at 1000-10 North Delaware Avenue in Fishtown. The new structure replaces a parking lot situated on a block bound by North Delaware Avenue to the southeast, Frankford Avenue to the west, East Allen Street to the north, and Sarah Street to the east. Designed by CANNOdesign and developed by the Archive Development, the building will span 69,160 square feet, which will include 4,374 square feet of commercial space on the ground floor. Residential amenities will include elevator service, a roof deck, and parking for 26 bicycles. Permits specify the Tester Construction Group as the contractor and indicate a construction cost of $12.95 million.

Philadelphia YIMBY’s recent site visit has observed no construction activity at the site of a five-story, 75-unit mixed-use building proposed at 5932-42 Germantown Avenue in Germantown, Northwest Philadelphia. Designed by CANNODesign, the development will feature 3,538 square feet of commercial space at the ground floor. Also at ground level will be parking space for 38 cars.

Construction Still Pending at 6552 Germantown Avenue in Mount Airy, Northwest Philadelphia

Philly YIMBY’s recent site visit has noted that construction work has still not started at a four-story, ten-unit development planned at 6552 Germantown Avenue in Mount Airy, Northwest Philadelphia, although permits had been issued in August 2020. The project will rise on a mid-block site on the west side of the block between Good and West Hotter streets. Designed by Designblendz, the building will span 17,062 square feet and will feature ground floor commercial space and a roof deck. Permits list Designblendz Home Solutions as the contractor and specify a construction cost of $1.8 million.

Renovation Underway at 7208-10 Germantown Avenue in Mount Airy, Northwest Philadelphia

A recent site visit by Philadelphia YIMBY has revealed that renovation and construction work is underway at a mixed-use adaptive reuse development at 7208-10 Germantown Avenue in Mount Airy, Northwest Philadelphia. Designed by Bright Common Architecture & Design, the project will see the existing three-story building receive a two-story overbuild, as well as an adjacent five-story addition at the rear. The renovated development will span 21,423 square feet of interior space and feature commercial space on the ground floor facing Germantown Avenue, as well as 19 rental apartments situated above. The development will include parking for seven bicycles. Construction costs are listed at $2.1 million.
