Permits have been issued for the construction of a 14-unit multi-family development at 1200-10 West Loudon Street in Wyoming, North Philadelphia. The building will rise three stories tall and hold 15,996 square feet of space. Construction costs are estimated at $1,025,000.
The new building will replace a vacant lot with well-kept grass and a small selection of trees. A small wooden fence encases the property. The new development will certainly utilize the space more efficiently, adding 14 residential units on a property currently occupied by zero, a significant density boost for the neighborhood.
The neighborhood of Wyoming sits farther north than most other North Philadelphia neighborhoods that see a large amount of development, thus making the area slightly overlooked by developers. The neighborhood offers a wide variety of architecture. Although this project is just one proposal, it could likely be the first of many more to come to the area.
With Broad Street running down the western edge of the neighborhood, the area has the potential to attract much more development, which would continue to increase the density of the area. Transit access is offered via Wyoming Station on the Broad Street Line, just a few blocks away from the property.
No completion date for the development is known at this time.
