The zoning board has approved Laurel Ridge, a multi-family development located at 3883 Ridge Avenue in Allegheny West, North Philadelphia. Designed by CANNOdesign and developed by Argo Property Group, the project will consist of 22 townhouses, each featuring a garage and a roof decks.
The homes will feature attractive exteriors comprised of different shades of brick. Most homes will style lighter shades, such as white and gray, although some classic red brick will also be included in the mix. The homes will feature paneled windows – two on the ground floor and three on the third floor. New street trees will create a pleasant presence along the currently desolate stretch of Ridge Avenue.
The new homes will be replacing an under-utilized industrial site that has occupied the block for quite some time. The property consists of a bland white-colored structure and a surface parking lot, located on the Ridge Avenue side, which features a curb cut that creates an unwelcoming pedestrian experience.
The new development will be a great improvement to the existing conditions of the site. When completed, the property, which is currently occupied by zero residential units, will hold 22, a solid density increase that help transform the neighborhood. The new homes will be within walking distance from many desirable locations, such as the Schuylkill River Trial, Fairmount and Wissahickon Parks, and neighboring East Falls’ commercial downtown area.
In recent years, Allegheny West has seen many new projects that have kickstarted the area’s transformation. Given the neighborhood’s close proximity to the above-mentioned destinations, it would not be surprising to see this trend continuing, with the neighborhood rapidly gaining new residents and increased density.
Philly YIMBY will continue to update readers as more progress is made on the project.

In between two cemeteries in a hidden corner of the city with the Roosevelt Expressway nearby.
With no parking, in a segmented area, it’s just too depressing.
SEPTA bus route 61 serves Ridge Avenue with departures every 25-30 minutes.
Such a depressing neighborhood.
To the contrary, living across the street from a cemetery is no different than across the street from a park.
Pretty rude and dismissive to call a predominantly POC neighborhood depressing. There are people who’ve lived here for years and, believe it or not, take pride in their blocks and homes. Knocking it for being near cemeteries is a strange point – one of those cemeteries is Laurel Hill, which is practically a full-on park and arboretum drawing tons of visitors.
Anyway, glad to see more investment going on here, as this neighborhood is a gateway of sorts to the river wards. The proximity to the river trail is one of the major selling points, not to mention quick access to the 76.
