Permits have been issued for the construction of a five-unit multi-family building at 833 North 40th Street in Belmont, West Philadelphia. The new structure will rise four stories tall and have a roof deck situated on top. In total, the building will hold 6,717 square feet of space. Construction costs are estimated at $671,700.
The new building will replace a vacant lot, a common occurrence in the neighborhood. This particular lot is the site of a former twin home, which has since been demolished, although its sibling still stands today, albeit in a somewhat blighted condition. Though the new building will most likely not look very similar to the existing structure, it will still help fill in one of the many gaps on the block and will repair the street wall.
Additionally, the new project will bring a sizable density improvement. The addition of five residential units on a site that is currently not occupied by any is solid, and will help rejuvenate the formerly shrinking population in the area. The neighborhood has seen numerous permits rolling in recently, all with new multi-family buildings in store to replace vacant parcels of land. If this trend continues it is possible that thousands of new residential could be brought to the area.
Transit access is available via nearby SEPTA buses and the route 10 trolley running along Lancaster Avenue to the south. Most likely, the new development will be aimed towards residents looking for this convenient access for commutes into University City.
No completion date is known for the project at this time.
