A recent site visit by Philly YIMBY has revealed that work is nearly finished at Southbridge Condos, a four-story, six-unit condominium development under construction at 701 South 19th Street in Graduate Hospital, South Philadelphia. Designed by Gnome Architects and developed by Zatos Investments, the building spans a 3,802-square-foot ground footprint and will offer 8,122 square feet of interior space, which translates to a sizable average of over 1,300 square feet per condo. Building features will include full sprinkling, balconies in select units, and roof decks that promise to offer sweeping vistas of the skylines of nearby Center City and University City. Permits list Point Builders Design Concepts as the contractor. The total construction cost is specified at $500,000.

Southbridge Condos is a two-building development situated at the southeast corner of 19th and Bainbridge streets at 701 South 19th Street. The first building, located next door directly at the street corner, was completed recently and its six luxury condos have already been sold out. The second building is a mid-block encore that rises next door at 705 South 19th Street, where work also appears nearly complete.

The building pair sports a sophisticated facade that successfully merges traditional and contemporary motifs. Red brick with ornamental coursework, large paneled windows, dark metal accents, and a plain cornice pay homage to both the city’s classic prewar rowhouses and factory lofts. In turn, the asymmertric elevation, varying modes of facade articulation, balcony niches, and dark paneling strategically placed at the upper corners and along side walls are decidedly modern gestures. The architects managed to balance the composition in a delicate manner where the two stylistic influences reinforce, rather than clash with, one another.

A somewhat similar facade may be observed at The Trinity, a seven-unit condominium also designed by Gnome Architects and developed by Zatos Investments, which also nears completion just a few blocks away at 1621-23 Bainbridge Street.

Southbridge Condos are located two short blocks south of South Street, the lower boundary of Rittenhouse Square and Center City as a whole. The development sits within a ten-minute walk of the Lombard-South station on the Broad Street Line to the east and Rittenhouse Square Park to the north. A 15-minute walk to the west will take residents to the Schuylkill River waterfront with its Schuylkill River Park and the adjacent river trail.

  1. One could ask why the set-back material, (inside the porches and above on the upper levels), isn’t the same material…..but otherwise, nicely detailed and friendly infill to a historic neighborhood. It is possible!
