Facade Slowly Climbs Toward the Pinnacle at Riverwalk South at 60 North 23rd Street in Center City West

Riverwalk is a two-tower rental development under construction at 60 North 23rd Street on the Schuylkill River waterfront in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the complex will offer 711 apartments upon completion. The north tower, which stands 315 feet and 28 stories tall, has been completed for several months. The taller south tower, which rises 362 feet and 32 stories and will hold 380 units, is being assembled at a rather slow pace.

Work started at the site in 2018, and the gigantic parking lot that once spanned the property was rapidly transformed into the lower levels of both towers during the following year, with the north tower rising first. The building topped out in June 2020, and, over the course of the next month, much of the construction equipment was transferred to the south tower. The north tower’s crane was installed at the south tower in late October, and the building was popping into skyline views by spring 2021. By the end of June, the tower has topped out and the facade rose one-third of the way up the structure.

Riverwalk South is shaping up to look like the renderings, but the facade is rising at quite a slow pace. Progress appears to drag as there are still three floors (as well as the penthouse) left to be clad, with only four floors of cladding added since early December. Nevertheless, the fraternal twins look appealing. In the skyline, their combined bulk generates a new incline toward the tallest towers in the city, while also contributing to the new hub of development in Center City West, where 2222 Market Street has recently been topped out and construction at 33 North 22nd Street and 2301 John F. Kennedy may potentially start this year.

Riverwalk South is scheduled for completion at the end of 2022.

  1. No accident the cladding was installed at a very slow pace on the second tower due to logistics issues suffered by suppliers due to COV-19 issues among their workers.

  2. Not to mention the Flooding during Hurricane Ida that knockout out the north tower for more than a month! Would love to see these posts acknowledge flood risk as the #1 natural hazard to effect PHL. We have 1,000’s of residents who suffer yearly due to impacts of flooding, but we as a city continue to allow development in these sensitive areas that intentionally put more business and residents at risk…

    I’ve been there several times.
