Construction Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street in North Philadelphia. The development is sited on the east side of the block between West Susqehanna and West Daphion streets, a block to the north of the Temple University campus and next to the Susquehanna-Dauphin Station on the Broad Street Line. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and specify a construction cost of $700,000.

At the moment, the development appears fully complete, with recently completed construction manifesting only via wrapping paper on the still-unoccupied ground-level retail space. The finished facade turned out somewhat different than the one seen in the renderings by Weichert, although, as built, the crisp white exterior, accented with protruding brick on the side, is arguably more context-friendly than the decidedly Modernist design seen on the renders.

The district around Temple University has seen an immense construction boom over the past 20 years, which continues to this day. Although such a centrally-located, transit-adjacent site could have clearly been incorporated into a larger development, the project at 2243 North Broad Street is nevertheless quite attractive and offers a notable density boost to the block while minimizing the potential destruction of adjacent prewar rowhouses, many of which are rather attractive and constitute a valuable architectural and cultural asset for Broad Street and the surrounding neighborhood.
