Permits have been issued for the construction of a three-story, three-unit rowhouse at 531 East Chelten Avenue in East Germantown, Northwest Philadelphia. The development will rise from a vacant lot on the northwest side of the block between Magnolia Street and Musgrave Street. Designed by the 24 Seven Design Group, the semi-detached building will span 4,160 square feet. Permits list CRBN LLC as the contractor and specify a construction cost of $600,000.

The structure will measure 16 feet wide and will be set back 20 feet from the street, matching the established building typology on the block. In a delightfully contextual touch, the building will feature a covered front porch and a second-story bay window, two of the definitive features of the semi-detached rowhouses that line the block. The structure will extend 100 feet deep into the property, with a side alley providing natural light throughout the structure and a 15-foot deep yard situated in the rear.

The building will rise 39 feet to the main roof from street level (and three feet lower at the higher ground elevation at the rear yard). 11-foot floor-to-floor heights will translate to generous ceilings that will rise up to at least ten feet on each floor. The basement, elevated between three and six-plus feet above the ground level, promises to provide a reasonable degree of natural illumination, as well.

531 East Chelten Avenue promises to act as reasonably contextual infill on a somewhat distressed block of East Germantown, relatively proximate to the zone where the neighborhood merges with Upper North Philly. The project will rise on the western fringe of the general LaSalle University area (the main campus sits within a 15-minute walk to the east). The Germantown commercial core, which boasts ample retail and the eponymous regional rail station, is situated within a ten-minute walk to the southwest.
