YIMBY Looks at Amenities at The Luxe at 1705 North American Street in Norris Square

Last week, YIMBY ran an in-depth publication covering The Luxe Phase I, a six-story, 96-unit rental development nearing completion at 1705 North American Street in Norris Square; while the piece focused on the building from its architectural and urban planning standpoint, today we venture into its residential experience by focusing on its amenities. Listed under a full address of 1705-41 North American Street and alternatively called The Luxe Fishtown (the development website describes the neighborhood as Fishtown West), the building spans a through-block lot that extends from North American Street to the west to North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the structure will span 95,000 square feet and feature around 9,900 square feet of ground-floor retail, a roof deck, and parking for 44 cars and 72 bicycles, and other amenities that are covered below. Permits list Turn Key Realty as the contractor and indicate a construction cost of $15 million.

In all, The Luxe will offer over 10,000 square feet of amenity space, which accounts for around ten percent of the building’s total residential area. A landscaped public-private courtyard opens onto retail space on three sides. The pet-friendly building will offer keyless entry into the two residential lobbies each equipped with two elevators, a package room, and adjacent bike storage. A covered open-air garage, situated in the rear portion of the ground floor, will feature an entry on American Street and an exit on Philip Street.

A two-story fitness center will offer Peloton workout equipment, TRX bands, power-lifting stations, and a climbing wall. An extensive roof deck will offer sweeping skyline views and fire pit seating. Other amenities include co-working space, conference areas, a bar, a sauna, and a golf simulator.

Five-story, 110-unit Luxe Phase II, currently under construction next door to the north at 1705 North American Street, will also offer another roof deck with an infinity pool; in our estimate, Phase II may open within a year or so from the current date.

The Luxe stands just to the north of Cecil B. Moore Avenue, which is serviced by the route 57 bus. The Berks Station on the Market-Frankford subway line sits within a ten-minute walk to the northeast on North Front Street, next to to central Fishtown. The route 15 trolley runs along Girard Avenue, which is situated just to the north of Northern Liberties, sited within a 12-minute walk to the south. A 15-minute walk to the west will take future residents to the Temple University campus.

  2. Looks nice but if it’s built as a 5+1 with wood it’s going to be loud and not a luxury experience. It’s a shame how few buildings go over 6 stories in Philly.

    I’d like to see more of this from YIMBY, PhiLLE. I’d also like to see YIMBY publish what owner occupied and rental prices would be on residential projects they profile.
