Earlier this month, Philly YIMBY shared details on amenities at The LuxePhase I, a six-story, 96-unit rental project nearing completion at 1705 North American Street in Norris Square; today we take a closer look at the apartments themselves, which will range from studios to three-bedrooms. Listed under a full address of 1705-41 North American Street and alternatively called The Luxe Fishtown (the project website describes the neighborhood as Fishtown West), the structure spans a through-block lot that extends from North American Street to the west to North Philip Street to the east. Designed by the Atrium Design Group and Stantec, the building will span 95,000 square feet and will feature around 9,900 square feet of ground-floor retail, a roof deck, numerous amenities, and parking for 44 cars and 72 bicycles. Permits list Turn Key Realty as the contractor and indicate a construction cost of $15 million.
The Luxe Phase I will offer 61 studios, 84 one-bedroom units, 29 two-bedroom apartments, and five three-bedroom residences. Residences will feature large floor-to-ceiling windows and in-unit washers and dryers. Some apartments will offer balconies.

A standard one-bedroom apartment will span 690 square feet and may be rented from $1,900 to $2,100 per month.
Two-bedroom residences will span around 975 square feet and are available for rent from from $2,400 to $2,800 per month.
Spacious three-bedroom pads, which comprise just three percent of the building’s total residential stock, will span 1,187 square feet and are available from $3,000 to $3,300 per month.

Five-story, 110-unit Luxe Phase II, currently under construction next door to the north at 1705 North American Street, will also offer another roof deck with an infinity pool.
The Luxe is situated just to the north of Cecil B. Moore Avenue, which is serviced by the route 57 bus. The Berks Station on the Market-Frankford subway line sits within a ten-minute walk to the northeast on North Front Street, next to to central Fishtown. The route 15 trolley runs along Girard Avenue, which sits just to the north of Northern Liberties, sited within a 12-minute walk to the south. The Temple University campus sits within a 15-minute walk to the west.
