Philly YIMBY recently went on a construction site visit to the Piazza Terminal, a mixed-use mega-development underway at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Designed by the BKV Group, the project will contain three main towers, interconnected by lower structures. The complex is being developed by the Post Brothers, which owns the Atlantic Building at 1401 Spruce Street and is also finishing work on The Poplar Apartments. The development’s 1,144 units will greatly expand the amount of residential space available in the area, while its substantial public space will improve the local pedestrian experience.
The project went through many iterations, and by now has been under construction for over two years. Building A will span 230,000 square feet, Building B – 405,000 square feet, Building C – 35,000 square feet, Building D – 117,000 square feet, Building E – 71,000 square feet, Building F – 131,000 square feet, and Building G will span 162,000 square feet.
The tour starts at the gated entrance just to the south of the Piazza Dog Park, where a view opens up to the construction site with three cranes rising high above the rebar and concrete. Just to the north of the dog park sits an operating parking garage that is also a part of the project, where an additional level with pool will be added, along with precast panels attached to the exterior. We then move along Germantown Avenue, where the road is covered with rocks and soil due to constantly moving construction machinery. Looking west, the area in the middle of the block opens to a view of Building D straight ahead, providing a good look at a section of the tall, open-air public corridor that will run here in the future.
We then travel to Building A and Building B, which are the furthest along. The building to the west is further than the tower to the east, which is currently on a planned construction pause. In the west building, many units offer ample interior space and arrangements, with options for units with balconies that include angled corner balconies. In Building B, we visit the sixth floor where a two-story gym with ample open space will be situated, along with a future terrace to the south on top of Building E. Above the gym, where the concrete work has reached so far, the skies open onto an incredible look at the Philadelphia skyline, which will deligt future occupants.
The project is aiming for completion in December 2022.
