The latest entry on Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, found North Philadelphia‘s Northern Liberties neighborhood at the 18th place, out of the 1,800+ categories surveyed. Yesterday’s entry outlined at the neighborhood’s history and general composition. Today we look at Northeast Northern Liberties, a former industrial hotbed turned no-mans-land that is now rapidly transforming into a major urban hub, and some of the challenges that the emerging district still needs to address.

Construction Progresses at Piazza Terminal in Northern Liberties, North Philadelphia

Construction work continues to progress on the massive Piazza Terminal development at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. Designed by Northern Liberties, BKV Group, the 1,144-unit project is the largest development currently underway in the neighborhood and will contribute a significant amount of public space. The project was developed by the Post Brothers, which has a number of projects around the city, such as The Poplar, located within a 15-minute walk from Piazza Terminal.

Upgraded Permits Issued For Piazza Terminal In Northern Liberties, North Philadelphia

Upgraded permits have been issued for the Piazza Terminal, a massive mixed-use development at 1104 North Hancock Street in Northern LibertiesNorth Philadelphia. The permit is essentially an extension of an older permit issued on December 6, 2019, which called for the construction of massive project, developed by Northern LibertiesPost Brothers, with two 12-story towers holding 861 residential units and commercial space. Since this time, the scale of the complex has been expanded, and as such, new permits have just rolled in, calling for the 11-story addition to the under-construction project. Its 270 residential apartments will bring the development’s total unit count up to 1,131. The added area will total 203,561 square feet and will also include amenity space. The newly-filed 11-story addition will be built on top of an already approved and under-construction five-story podium, meaning the building will stand 16 stories high, making it the tallest building in the development.

In an encore to our Piazza Terminal tour last month, Philly YIMBY recently visited another property developed by Post Brothers, a nearly complete, 10-story, 285-unit residential complex dubbed The Poplar, located at 900 North 9th Street in Poplar, North Philadelphia. The factory loft has been standing since 1918, and a renovation has been in progress since the developer acquired the property in 2017. The renovation by Cosica Moos Architecture will yield luxury apartments and interiors, while the exterior now features a new shade of blue. The building also has expansive amenity spaces, including a roof deck that features swimming pools and an incredible view of the skyline. Completion Nears at The Poplar at 900 North 9th Street in Poplar, North Philadelphia

Construction work has nearly wrapped up at The Poplar at 900 North 9th Street in Poplar, North Philadelphia, converting the prewar structure into residential space. Formerly known as the Quaker Building, the structure stands 11 stories tall next to the elevated SEPTA regional rail rail line, and was completed in 1918 as a factory loft. The 285-unit conversion project has been designed by Cosica Moos Architecture and developed by the Post Brothers, which is also responsible for the massive Piazza Terminal project in Northern Liberties.
