Construction Permits Issued for Single-Family Development at 343-45 Shedaker Street in Wister, Northwest Philadelphia

Construction permits have been issued for the development of a three-story single-family dwelling at 343-45 Shedaker Street in the Wister neighborhood of Northwest Philadelphia, near LaSalle University. The new structure will rise from a vacant property situated at the western corner of the intersection of Shedaker and West Sheldon streets. The development, known as Workforce Germantown in zoning documentation, will hold 1,358 square feet of interior space. The project team, which frequently collaborates on similar development, consists of the Civetta Property Group and the Philadelphia Land Bank as the owners, Moto Designshop as the architect, Ruggiero Plante Land Design as the civil engineer, The Ramtin Group as the structural engineer, and Spruce Builders as the contractor.

Permits Issued for Four-Unit Building at 338 North 52nd Street in Haddington, West Philadelphia

Permits have been issued for the construction of a three-story, four-unit multi-family residential building at 336 North 52nd Street in Haddington, West Philadelphia. The new development will replace a vacant lot situated on the west side of the block between Haverford Avenue and Parrish Street. Designed by Designblendz, the attached structure will span 4,756 square feet and will feature a full basement. Permits list AIMES LLC as the contractor.

Construction Complete at 2249 Pemberton Street in Graduate Hospital, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction work is underway at a three-story single-family rowhouse at 2249 Pemberton Street in Graduate Hospital, South Philadelphia. The development replaces a two-story prewar rowhome situated on the north side of the block between South 22nd and South 23rd streets. Designed by J.O.S. Serratore & Company Architects, the structure will span 2,520 square feet and will feature a cellar and a roof deck. Permits list Kildare Construction as the contractor.

Construction Nears Completion at 608 South American Street in Queen Village, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction is nearly complete at a four-story, nine-unit residential structure at 608 South American Street in Queen Village, South Philadelphia. The new structure replaces a joined pair of prewar rowhouses on the west side of the block between South Street and Bainbridge Street. Designed by Gnome Architects, the new building will span 9,173 square feet and will feature a basement and two private roof decks. Permits list Cassidy McGrath as the contractor and specify a construction cost of $1.2 million.

Permits Issued for Vertical Expansion at 1939 South 5th Street in Wharton, South Philadelphia

Permits have been issued for a renovation and vertical extension of a two-story building at 1939 South 5th Street in Wharton, South Philadelphia. The development is situated at the northeast corner of South 5th and McKean streets. Designed by Toner Architects, the new overbuild will add a third story and 1,216 square feet to the existing 2,657-square-foot building. The resulting mixed-use structure will span 3,873 square feet and feature ground-floor commercial space, an artist studio, two residential units, and a single-car garage. Permits list Gina L. Romano as the contractor and specify a total improvement cost of $490,000, of which $375,000 comprises the construction cost.

No Progress Yet at Scaled-Down Broad+Pine at 337-41 South Broad Street in Washington Square West, Center City

Progress continues to stall at Broad + Pine, one of the most promising yet fickle developments on South Broad Street. After having already gone through several major design revisions over the past few years, the high-rise planned at the northeast corner of Broad and Pine Streets at 337-41 South Broad Street (better known as 337 South Broad Street) in Washington Square West, Center City, has recently seen yet another major redesign. Designed by My Arch and developed by Dranoff Properties (which is also behind the Arthaus tower half a block to the north), the proposal has been reduced in scale down from 28 to 15 stories, though its residential unit count has increased from 56 to 91 units. Still, even after the design revision, no construction permits have yet been filed nor has demolition started on the three-story low-rise structure at the site, as revealed by YIMBY’s latest site visit.
