Vertical Extension Anticipated at Mosaic-Clad Painted Bride Art Center at 230 Vine Street in Old City

Construction of new buildings is typically the salient manifestation of positive urban progress in any city. However, on numerous occasions it also paints a bittersweet story of trade-offs, where buildings with architectural, historic, and/or artistic value sometimes make way for new development. Thankfully, we may be getting a happy resolution to what almost became one such tale of needless destruction, where, after a long-standing threat of demolition, a low-rise building clad in a facade-spanning artwork will now become the base for a residential expansion. Located at 230 Vine Street in the Old City section of Center City, Painted Bride Art Center, adorned with artist Isaiah Zagar’s whimsical mosaic, will be topped by a 64-unit residential extension. Philadelphia YIMBY’s recent site visit has revealed that the building currently stands shrouded in black netting, with construction not yet started at the site.

Looking at the Revised Design for Three-Story Vertical Extension Proposed at 223-25 Market Street in Old City

Last month, Philly YIMBY shared that permits were issued for a three-story vertical extension for an existing three-story building located at 223-25 Market Street in the Old City section of Center City. Designed by the Atrium Design Group, the new addition will roughly double the building’s current floor area to 23,685 square feet and increase the total residential unit count to 22, while maintaining the ground-floor commercial space facing Market Street. Permits list TBC LLC as the contractor and a construction cost of $3.5 million. Our original report discussed the proposal’s prior design, which was clad in dark panels that were quite out of context with the surrounding historic district. Today we look at the plan’s latest iteration, which updates the Market Street-facing exterior with red brick while swapping the side and rear paneling for light gray.

Permits Issued for Three-Story Vertical Extension at 223-25 Market Street in Old City

Permits have been issued for a multi-family addition above an existing building at 223-25 Market Street in Old City. Currently, the building stands three stories tall. Designed by the Atrium Design Group, the addition will upgrade the height up to six stories ant the interior area to 23,685 square feet. A commercial space will be added to the ground floor, while the upper floors will hold 22 residential units. A roof deck will be made accessible via a pilot house. Construction costs are estimated at $3.5 million.

179-Unit Building Proposed for 1705 North American Street in Norris Square, North Philadelphia

A six-story, 179-unit residential building is planned at 1705 North American Street in Norris Square, North Philadelphia. Designed by Atrium Design Group, the building stand 77 feet tall and will replace a vacant grassy lot and a commercial building occupied by Drexel Foods. The building will take up an entire block, standing out from the predominantly rowhouse neighborhood. The building will stand in a desolate area, and will likely generate greater developer interest in the area. The modern design features stone cladding, a rarity for the area. The 189,000-square-foot building will also feature commercial and retail space.

Proposal at 230 Vine Street to Replace Famous Mosaic in Old City, Center City

Developer Atrium Design Group plans to construct a residential building at 230 Vine Street in Old City. The 54,000-square-foot structure will hold 16 units and along with 16 parking spaces and will feature an accessible roof. The building will replace the Painted Bride Arts Center, which has caused a controversy since the current building’s exterior is covered with a unique mosaic by artist Isaiah Zagar.
