Permits have been issued for the construction of a 19-unit multi-family building at 723 North 35th Street in Mantua, West Philadelphia. Two of these units come from a green roof bonus, due to the inclusion of a green roof at the top of the structure, with more six moving from a mixed-income bonus, as affordable ins are also incorporated into the project. There will be seven bike parking spaces to help serve these residential units. CANNOdesign is the firm of record for the project, which is projected to cost $2.96 million to construct.

Construction work is making significant headway on The Cecil, a mixed-use development under construction at 1641-45 North 2nd Street in Olde Kensington, North Philadelphia. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building will rise five stories tall, with commercial space on the ground floor and 20 residential units above. Parking for building residents will also be included.

Permits Issued for 61-Unit Mixed-Use Building at 36-38 South 2nd Street in Old City

Permits have been issued for the construction of a seven-story mixed-use development at 36-39 South 2nd Street in the Old City section of Center City. Designed by CANNOdesign, the structure will hold 51,623 square feet of interior space and will offer 61 residential units as well as commercial space on the ground floor. A roof deck will be situated at the top. Tester Construction is the general contractor. Construction costs are estimated at $10.5 million.

Another day, another new building is set to rise Front Street. Permits have been issued for the construction of a 35-unit multi-family dwelling at 2043-51 North Front Street in Fishtown. Designed by CANNOdesign, the building will rise six stories tall and will feature commercial space on the ground floor and 35 bicycle spaces, providing a 1:1 ratio of bike spaces to units that will help encourage green forms of transportation. Tester Construction is listed as the contractor.

Permits Issued for 46-Unit Residential Development at 207-11 Vine Street in Old City

Permits have been issued for the construction of a 46-unit complex at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the development’s centerpiece will be a six-story building located at 211 Vine Street that will span 61,694 square feet. The project will also involve the construction of two new townhouses, located at 207A and 207B and 209 Vine Street, a multi-family renovation of a historic prewar house at 209 Vine Street, and the addition of 18 parking spaces to the site.

Five bicycle spaces will also be included in the project. In total, the building will hold 17,972 square feet of space and cost an estimated $2.6 million to build. In total, the building holds 23,665 square feet of space. Construction costs are estimated at $3.9 million.

Rendering have been revealed for a 16-unit mixed-use development at 2400-04 Frankford Avenue in Fishtown, Kensington. Designed by Canno Design and developed by Khosla Properties, the new building will rise four stories tall, with a retail space on the ground floor and residential units above. The building will boast a stately exterior, comprised entirely of gray brick. Throughout the façade, rows and columns of bricks project forward, creating a unique texture on the building. The southeast corner of the building will be rounded, creating a fluid look that will accentuate the intersection.
