Partial permits have been issued for the construction of a seven-story, 84-unit mixed-use building at 130 West Girard Avenue in Northern Liberties, Lower North Philadelphia. The structure will span a triangular block bound by Girard Avenue to the north, North Howard Street to the east, and O’Neill Street to the southwest, replacing a bank and its associated parking lot. Designed by Studio HS4, the structure will feature 57,000 square feet of residential space, 3,500 square feet of commercial space at the ground floor, and parking for 11 cars and 28 bicycles. A recent site visit by Philly YIMBY has confirmed that construction work has been completed at Shepherd Lofts, a four-story, 25-unt residential renovation project at 314 South 46th Street in Garden Court, West Philadelphia. Designed by Interface Studio Architects (ака ISA), the project transforms the prewar building of the Good Shepherd Community Church, situated on the west side of the block between Spruce and Pine streets, into residential space, and adds a new four-story structure in its former courtyard. The development spans 17,768 square feet, of which 7,743 square feet are identified as a new addition. Permits list the Ferraro Construction Group as the contractor and indicate a construction cost of $2 million.

A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in Hawthorne, South Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Also known under its full address of 922-38 North Broad Street, the structure will rise on the southwest corner of North Broad Street and West Girard Avenue, two of the most important thoroughfares in Lower North Philadelphia, bringing 19,954 square feet of retail and 196 residential units to a subway- and trolley-adjacent site formerly occupied by a suburban-styled pharmacy. Designed by Coscia Moos Architecture, the structure will span 176,679 square feet and sport a distinctive multi-colored facade and a green roof.
