Construction continues at Piazza Alta at the intersection of 2nd Street and in Northern Liberties. Developed by Post Brothers, the multi-building project is the latest addition to The Piazza, a major mixed-use development that anchors one of the hottest and fastest-growing neighborhoods in Philadelphia. The 1.2-million-square-foot-plus Alta currently offers 695 rental apartments that range from studios to three-bedroom-plus penthouses that boast luxury finishes and dramatic skyline views that open from the 12-story-plus towers. A stand-out feature of the extensive amenity package is Aqua Foro, a 25,000-square-foot pool club that features numerous interconnected pools and hot tubs, outdoor kitchens, a kids’ splash pad, and poolside cabanas.

Permits have been issued for a 29-unit multi-family development at 808-18 North 3rd Street in Northern LibertiesNorth Philadelphia. The project will include a renovation of an existing structure as well as a four-story addition covering remaining lot area. A green roof will be situated atop the new addition. Designed by Level Nine Architects, the structure will span a combined total of 27,149 square feet within the original and new sections.

Permits Issued for The Frankford at 1120 Frankford Avenue in Fishtown

Permits have been issued for the construction of The Frankford, a six-story, 107-unit mixed-use residential and retail development planned at 1120 Frankford Avenue (alternately 1120-36 Frankford Avenue Parcel H) in Fishtown. The project spans a through-block lot between Frankford Avenue and Dunton Street, half a block south of Girard Avenue. Designed by BLT Architects, the building will hold 87,200 square feet, of which around more than 10,000 square feet will account for retail on the two lower floors. Permits list US Construction as the contractor and specify a construction cost of $15 million.

Permits have been issued for the construction of a 55-unit mixed-use building located at 828-40 North 2nd Street in Northern LibertiesNorth Philadelphia. Upon completion, the new building will rise five stories tall, with a commercial space at the ground floor. Designed by Coscia Moos Architecture, the building will span a total of 59,375 square feet. Permits list the construction cost at just over $7.1 million.

Foundations Underway at 1118 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.
