Permits have been issued for the construction of a four-story, 19-unit mixed-use building at 1437 South 58th Street in Kingsessing, Southwest Philadelphia. The new building will replace a vacant and two ornate prewar rowhouses situated on the northeast side of the block between Hadfield Street and Willows Avenue, extending to Willows Avenue. Designed by Studio C Architecture, the development will span 25,019 square feet and feature two ground-floor commercial spaces, an elevator, a roof deck, a green roof, and parking for eight bicycles. Permits list Uliz Construction as the contractor and indicate a construction cost of $4 million.

Permits Issued for 7101 Woodland Avenue in Elmwood Park, Southwest Philadelphia

Permits have been issued for the construction of a four-story, 22-unit mixed-use building at 7101 Woodland Avenue in Elmwood Park, Southwest Philadelphia. The development is proposed on the western corner of the intersection of Woodland Avenue and South 71st Street. Designed by Mass Architecture Studio, the building will span 34,285 square feet, of which around 14,200 square feet will be used for business and medical office space. Project features will include a green roof, as well as parking for nine cars and ten bicycles. Permits list Andrew Ferguson as the contractor and indicate a construction cost of $3.5 million.

Permits have been issued for the construction of a multi-family affordable housing development at 2604 Island Avenue in Eastwick, Southwest Philadelphia. Upon completion, the building will stand three stories tall, with 45 residential units. The project will also include an off-street parking lot. The building is expected to yield 45,000 square feet. Construction costs are listed at $7.625 million.

Permits have been issued for the construction of a multi-family building located at 5728 Thomas Avenue in Kingsessing, Southwest Philadelphia. Designed by 24 Seven Design, the new building will stand four stories tall, with six residential units. Three parking spaces will be included with the project, situated at the rear of the building. One of these spaces will be van accessible.

The new building will rise three stories tall, with six residential units inside, all apartments. A roof deck will be located at the top of the structure, with a cellar situated underneath. In total, the building span 5,153 square feet.

Permits have been issued for a new multi-family development at 5303 Chester Avenue in Kingsessing, West Philadelphia. Designed by Lo Design Co., the new building will rise three stories tall. There will be nine residential units within the structure, each expected to be an apartment. In total, there will be 6,847 square feet of space within the building. Construction costs are listed at $1,027,050 to build.

YIMBY Observes the Rising Philadelphia Skyline from the Girard Point Bridge

Philadelphia YIMBY has been covering the rise of the Philadelphia skyline over a year now. Today we observe the skyline from the Girard Point Bridge, which connects South Philadelphia with Southwest Philadelphia. The bridge had started construction in 1968 and was completed in 1973, just after the completion of One Meridian Plaza and while Centre Square was on the rise. The bridge, which is a double-decker cantilevered truss structure, was repainted in 2011, as it was previously coated in a fading green color. The bridge runs over the mouth of the Schuylkill River, just to the west of the Navy Yard.

Permits have been issued for the construction of an Amazon warehouse facility at 6901 Elmwood Avenue in Elmwood Park, Southwest Philadelphia. Once completed, the new building will rise one story tall. Office space and truck loading docks will also be included with the building. The warehouse will hold 141,360 square feet of space, with construction costs estimated at $30 million.

Work is rapidly progressing on a 65-unit mixed-use development situated at 5013 Springfield Avenue in Kingsessing, Southwest Philadelphia. Designed by Ambit Architecture and developed by the Metropolitan Group, the building rises five stories tall with a commercial space on the ground floor, with residential units above. A fresh food market is slated for the retail space.

Renderings have been revealed for a two-building, 104-unit multi-family development proposed at 1631 South 52nd Street in Kingsessing, Southwest Philadelphia. Building A will hold 40 residential units, with 28,660 square feet of space will be reserved for residential space and an additional 14,330 square feet for amenity, circulation, and building support space. Building B, will include 64 residential units, with 70,288 square feet of residential space and 30,000 square feet of amenity, circulation, and building support space. Designed by KCA Design Associates, the development will also include 46 parking spaces, with two set to be ADA accessible, two reserved for car share spaces, three for electric vehicles and one to be used as a loading space. Each building will also include 13 bike spaces for a total of 26. The structures will each stand five stories tall.
