Permits Issued for Rockefeller Group Logistics Center at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia

Permits have been issued for the construction of the Rockefeller Group Logistics Center, an industrial development proposed at 15000 Roosevelt Boulevard in Somerton, Northeast Philadelphia, which will span a total of 656,904 square feet contained within two buildings surrounded by parking lots and landscaping. The project will span a sizable lot at the northern corner of Roosevelt Boulevard and Southampton Road, where the Philadelphia State Hospital at Byberry once stood. For Building 1, permits list a floor area of 318,696 square feet and a construction cost of $28.6 million. For Building 2, permits list a floor area of 338,208 square feet and a construction cost of $29.9 million. The design team consists of the Rockefeller Group and PCCP, LLC as the developers, NORR as the architect, Pennoni Associates as the civil engineer, and IMC Construction as the general contractor.

Philly YIMBY recently visited the site of a long-stalled proposal for an office tower at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Designed by Skidmore, Owings & Merrill and developed by the Oliver Tyrone Pulver Corporation, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.

Completion Nears at The Laurel Rittenhouse in Rittenhouse Square, Center City

Philly YIMBY has recently visited The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City, in order to take a closer look at the nearly finished building. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the building stands 599 feet and 48 stories tall as the ninth-tallest skyscraper in Philadelphia and the tallest residential building in Center City. The residential building will offer 185 rental units and 64 luxury condominiums.

Construction Still Pending at 21M in Center City West

As expected, a recent site visit by Philly YIMBY has discovered no signs of new construction at the site of 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last looked at the project for our most recent December countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.

Construction Approaches Halfway Point at 3025 JFK Boulevard in University City, West Philadelphia

A recent site visit by Philly YIMBY has revealed that concrete assembly is nearly at the halfway point at 3025 JFK Boulevard, a 361-foot-tall, 28-story mixed-use tower at 3025 John F. Kennedy Boulevard at University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, with Hunter Roberts Construction Group as the contractor, the building, also known as Schuylkill Yards West, will span 559,583 square feet, with commercial and laboratory space on the lower floors with 326 residential floors situated above. The building is the first major high-rise to be built as part of the 14-acre Schuylkill Yards megadevelopment. Construction at 3025 JFK Boulevard is expected to cost $180 million.
