Designed by SLCE Architects and developed by Toll Brothers, the development will hold 85 residential units. Its location on Jewelers’ Row has been somewhat controversial and has led to considerable design revisions. Our recent site visit revealed that the cleared site still sits vacant with no work in progress, appearing just as it did a year ago.

The fence that surrounds the site of the Broad and Noble, a 344-unit project planned at 435-43 North Broad Street in Callowhill, North Philadelphia, has received new signage that refers to the Hunter Roberts Construction Group, the building contractor. Designed by Barton Partners and developed by Toll Brothers, the building will rise 231 feet and 19 stories and will feature a brick exterior that sets back from Broad Street. The while the inside will feature along with amenity space, retail, and underground parking.

Site of Broad and Noble Remains Inactive in Callowhill, North Philadelphia

Philly YIMBY’s recent site visit has observed no construction activity at the future site of Broad and Noble, a high-rise development proposed at 435-43 North Broad Street in Callowhill, North Philadelphia. Designed by Barton Partners and developed by Toll Brothers, the project will rise 231 feet and 19 stories and will include 344 apartments within the 371,302 square feet of residential space, as well as 23,647 square feet of amenity space, 46,275 square feet of parking and loading space, 10,574 square feet of retail, 8,351 square feet of office space, and 107 underground parking spaces. The proposal gets its name from its location at the northeast corner of North Broad Street and Noble Street, half a bl0ck away from the entrance of the elevated Rail Park.

Construction permits have been issued for Broad and Noble, a 231-foot-tall, 18-story tower planned for 435-43 North Broad Street in the Loft District, also known as Callowhill, in North Philadelphia. Designed by Barton Partners and developed by Toll Brothers, the tower will rise from a 49,397-square-foot footprint and yield 371,302 square feet with 344 apartments. Retail will comprise 10,574 square feet, office space will occupy 8,351 square feet, and parking and loading areas will span 46,275 square feet. Clemens Construction is the listed contractor for the project, which will cost an estimated $70 million to build. Original plans called for 368 apartments, 282,471 square feet of residential space along with 23,647 square feet of amenity space, and 107 underground parking spaces.

The 26th entry on Philly YIMBY’s December 2020 Development Countdown is the 315-foot-tall, 24-story tower proposed at 702 Sansom Street on Jewelers’ Row in Market East, Center City. Developed by Toll Brothers and designed by SLCE Architects, the property is located at the southwest corner of Sansom Street and South 7th Street, half a block to the north of Washington Square and a block west of Independence Hall. Our recent visit to the site revealed that no progress has been made at the site after the demolition and excavation.
