In recent years, Fishtown and greater Kensington have seen an increase in real estate development, which continues in recent months with a string of permit filings, as tracked by Philly YIMBY. While the majority of the projects involve ground-up construction, One of the neighborhood’s largest ongoing developments refurbishes the Harbisons Dairy, a local landmark located at 2041-2055 Coral Street. SgRA Architects are in charge of the design for the historically-protected building into a 55 apartments, extending the structure by two stories, and preserving and repainting the Harbisons Dairy milk bottle, a water tower that doubles as a local skyline icon.

Renderings and Diagrams Revealed for Garden Court Plaza Extension at 4701 Pine Street, Garden Court

Two days ago, the Philadelphia Department of City Planning published a Civic Design Review document outlining the details for a major expansion of Garden Court Plaza, an extant apartment complex at 4701 Pine Street in the Garden Court neighborhood in West Philadelphia. BLT Architects presented an extensive set of annotated images showing a six-story addition atop a sprawling one-story garage adjacent to a 13-story, pre-war apartment building. The extension would stand 89 feet and seven stories tall, and would add 220 units ranging from studios to two bedrooms, as well as an extended amenity suite.

Permits Filed For Vertical Extension at Seven-Story Building at 330-48 North 12th Street

A zoning permit has been filed for a vertical extension atop a multi-story pre-war factory loft at at 330-48 North 12th Street (also known as 330-340 North 12th Street), just north of Center City in the up-and-coming Rail Park District in North Philadelphia. The three-story extension would rise above the lower, five-story wing of the sprawling, seven-story structure situated between North 12th Street to the east, Carlton Street to the south, and Callowhill Street to the north. The proposal is the latest addition to a rapidly-growing neighborhood around the elevated Rail Park, where an abandoned railroad turned into a public space has often been likened to Philadelphia’s answer to New York City’s ever-popular High Line.

Checking In On Philadelphia’s 2020 Skyline

The city of Philadelphia has been booming recently with skyscrapers and buildings of all shapes and sizes. While most of the new buildings have been proposed and built in Center City, the skyline is extending in all directions. The skyline made its first significant leap across the Schuylkill River back in 2005 with the 437-foot, 29-story Cira Centre; now, the area boasts three towers over 400 feet all within a few blocks of one another. The district may soon add a new supertall at the site of Schuylkill Yards, as seen on SHOP Architects renderings from 2016 (though the tower has been excluded from recent renderings).
