A recent site visit by Philadelphia YIMBY has noted that construction work is underway at an 11-story, 11-unit mixed-use building at 4400-14 Market Street in Spruce Hill, West Philadelphia. The structure, situated on the southwest corner of the intersection of South 44th and Market streets, will span 103,175 square feet and include commercial space on the ground floor along Market Street. Permits specify construction costs at $17 million.

Construction Complete at Fifteen38 Flats at 1538 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has confirmed that construction work is complete at Fifteen38 Flats, a four-story, 12-unit condominium building at 1538 Frankford Avenue (alternately 1538-44 Frankford Avenue) in Fishtown. The development is situated on the west side of the block between Jefferson and East Oxford streets. Designed by KJO Architecture, the structure spans 23,741 square feet, which includes 5,829 square feet of retail. Permits list Optimal Construction Group as the contractor and specify a construction cost of $2.4 million.

Construction Nears Completion at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction work is nearing completion at a six-story, 65-unit mixed-use building at 1201-15 Callowhill Street in Callowhill, Lower North Philadelphia. Designed by JKRP Architects, the structure will feature 83,667 square feet of residential area. All units will be designated as co-living spaces, boasting 239 beds in total. The project will also include 3,989 square feet of retail on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three designated for electric vehicles. A total of 22 bicycle spaces will be included, as well. Permits list a construction cost of $17.2 million.
