Designed by Varenhorst and developed by Streamline, the building will stand seven stories tall once completed, with a commercial space at the ground floor. In total, the building will span 199,250 square feet. Permits list construction costs at just over $32 million.

Designed by Varenhorst, the development will hold commercial space on the ground floor, with 79 residential units above. In total, the new building will yield 87,381 square feet of space. An underground parking garage will hold 27 spaces reserved for building residents, including two accessible spaces, one van space, and one electric vehicle space. The building will also include 28 bicycle spaces and a green roof will be located at the top of the building. Construction costs are listed at $22 million.

Designed by Varenhorst, the building will offer an appealing design, street-energizing retail, much-needed public space, and a large number of apartments. However, the proposal also involves the demolition of a stately prewar building, which has recently been torn down. Today we look at the demolished structure and analyze strategies for how it could have been preserved and incorporated into the design without sacrificing any of its current strong points.
