Permits have been issued for the construction of a five-story mixed-use structure at 101 West Oxford Street in Fishtown, Kensington, near the border of Olde Kensington, North Philadelphia. The structure will hold 35 residential units, each being an apartment. Resident storage will be located in the basement of the structure, with the ground floor used for a commercial space and parking. A roof deck will be located atop the building, as well as a green roof that allows the building a density bonus. The building will occupy a 12,363 square foot land parcel and hold 51,785 square feet of space. Chatham Bay Construction Services is the listed contractor. Construction costs are estimated at $6 million.
Permits have been filed for the construction of The Maven, a mixed-use development at 1533 Ridge Avenue in Francisville, North Philadelphia. The building will hold 28 apartments and a ground floor commercial space on Ridge Avenue. The five-story structure will provide 23,665 square feet of space within its 6,380-square-foot footprint. The units are set to be a mixture of one- and two-bedroom apartments. CANNOdesign is the project architect. Khosla Properties is the developer. Construction costs are estimated at $3.9 million.
A five-story, 160-unit residential complex is proposed at 2630 West Girard Avenue in Brewerytown, North Philadelphia. Designed by ISA and developed by a ADCO (American Development Company) and Callahan Ward, the 127,200-square-foot development will span roughly three-quarters of the city block. The complex will include 9,300 square feet of ground-level retail, parking for 46 vehicles and 56 bicycles, two shared roof decks, and 34 private terraces.
Construction is underway at Piazza Terminal, a multi-building, mixed-use complex at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. The complex will span 1,166,980 square feet of floor space, with slightly over half of the space (around 682,000 square feet) dedicated to 1,144 market-rate residential units. Much of the rest of the space will be dedicated to functions such as retail, which will cluster around a central public promenade. The project is being built by Post Brothers, a locally based developer with a headquarters immediately south of the site, and is designed by the BKV Group.
