Once completed, the new building will rise seven stories, with a commercial space at the ground floor along Washington Avenue. Above, 55 residential units will be situated on floors three through seven. A total of 74 parking spaces will be included with the project, with three being ADA compliant. Landmark Architectural Design is the firm behind the project.

Philadelphia YIMBY’s recent site visit has noted that construction work is nearing completion at a 32-story, 378-unit high-rise residential building at 204 South 12th Street in Midtown Village, Center City. The structure spans a site bound by South 12th Street to the east, St. James Street to the south, and Chancellor Street to the north. Designed by BLT Architects, with Hunter Roberts as the contractor, the structure will rise to a height of 366 feet and span 401,870 square feet. Permits specify a construction cost of $111.7 million.

A recent site visit by Philly YIMBY has observed that construction has still not started on a 12-story, 375-unit mixed-use project at 1223-45 Washington Avenue in HawthorneSouth Philadelphia. The property spans a nearly 50,000-square-foot lot bound by Washington Avenue to the south, South 13th Street to the west, and Kimball Street to the north. Designed by BKV Group, the building will rise to a height specified at 154 feet and span 372,721 square feet. The project will include commercial space on the ground floor along Washington Avenue as well as an underground parking garage and space for 184 bicycles. Philly YIMBY’s recent site visit has observed that construction has still not started at the site of a proposed seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market in South Philadelphia, although site prep is currently underway. The structure will rise at the southeast corner of 9th Street and Washington Avenue, replacing a large parcel that has long sat vacant. Designed by BLT Architects, the development will span 204,351 square feet and feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and specify a construction cost of $52 million.
