The project is situated on the east side of the block between Turner Street and Cecil B. Moore Avenue. Designed by CANNOdesign and developed by R+M Development Partners and BKP Development Group, the building rises five stories tall and features commercial space on the ground floor and 20 residential units above. Parking space is also included in the project.

Renderings Revealed for 5235 Chestnut Street in Cobbs Creek, West Philadelphia

Renderings have been revealed for a new two-building mixed-use development proposed at 5235 Chestnut Street in Cobbs CreekWest Philadelphia. The first building (which is located along Chestnut Street) will be the smaller of the two, rising six stories with a commercial space at the ground floor, with 33 residential units situated in the upper floors. The building will include a basement as well as a roof deck and green roof that will be accessed through a pilot house. 11 bike spaces will be included. The second, larger building that will be located along Ludlow Street and will also rise six stories. A commercial space will also be located on the ground floor of this building, with 171 residential units on upper floors. Like Building 1, there will be a basement level, roof deck, and green roof at the top, plus 57 bike spaces. The two buildings will share a loading space located along Ludlow Street. KCA Design Associates is the architectural firm behind the project.

Construction Not Yet Started at 26 South 42nd Street in Spruce Hill, West Philadelphia

A recent site visit by Philly YIMBY has observed that neither demolition nor construction work has yet started at 26 South 42nd Street, the site of a planned seven-story, 63-unit mixed-use building in Spruce Hill, West Philadelphia. The structure will rise on the on the northwest corner of Chestnut and South 42nd streets, on the western periphery of University City. Designed by Coscia Moos Architecture, the development will span 56,664 square feet and include 4,828 square feet of retail. The provision of 42 bicycle spaces will be well above the 22-space requirement, and nine off-site car parking spaces in a garage across the street at 4141-47 Chestnut Street. Permits list IMC Construction as the contractor and specify a construction cost of $6.8 million.

A recent site visit by Philadelphia YIMBY has noted that construction continues to advance at a seven-story, 128-unit mixed-use development at 4240 Chestnut Street in Spruce HillWest Philadelphia. Designed by DAS Architects, the structure is located on the south side of the block between South 42nd and South 43rd streets. The project will span 141,928 square feet, of which nearly 40,000 square feet will be used as office. Apartment sizes will likely average at just below 800 square feet each. Permits list Intercultural Family Services as the owner, Morris Clarke as the design professional, and HC Pody Company as the contractor. Construction costs are specified at $15.3 million.
