Construction Nearly Complete at 1704 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has observed that construction work is nearly complete at a three-story, nine-unit mixed-use building at 1700 Frankford Avenue in Fishtown. The structure will rise on the west side of the block between East Columbia Avenue and West Palmer Street. Designed by Ambit Architecture, the building will span 4,728 square feet and will feature ground-floor commercial space and a cellar. Permits list GRIT Construction as the contractor and indicate a construction cost of $1.1 million.

Philly YIMBY’s recent site visit has observed that construction is nearing completion at a four-story, 42-unit mixed-use development under construction at 841-51 South 2nd Street in Queen Village, South Philadelphia. The new building rises at the northeast corner of 2nd and Christian streets. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), the structure will span 54,313 square feet, with a plaza at the street corner and retail on the ground floor, as well as a roof deck. Permits list Indian Harbour Asset Management LLC as the contractor and a construction cost of $6.79 million.

A recent site visit by Philadelphia YIMBY has confirmed that construction is complete at a three-story mixed-use development at 1500 Germantown Avenue in Olde Kensington. The development rises from a vacant, wedge-shaped property situated at the northwest cornet of Germantown Avenue and Jefferson Street. Designed by Cheryl Poulos Architect, the building will span 5,359 square feet, which will include over 1,000 square feet of ground-level commercial space, a cellar, and a roof deck. Permits list Philly Parking Solutions as the contractor and indicate a construction cost of $400,000.

Renderings Revealed for 246 South 59th Street in Cobbs Creek, West Philadelphia

Renderings have been revealed for a large new mixed-use development proposed at 246 South 59th Street in Cobbs Creek, West Philadelphia. The development will consist of the renovation of an existing industrial building on site in addition to the construction of a new building will rise four stories tall. Three commercial spaces at the ground floor will total 5,361 square feet, along with six parking spaces. A total of 96 residential units situated throughout the rest of the building spanning 76,729 square feet and 34 bicycle spaces will also be included within the developed, which was designed by DesignBlendz.

A recent site visit by Philadelphia YIMBY has confirmed that construction work has been completed at a three-story, mixed-use building at 2206 North 2nd Street in Norris Square, North Philadelphia. The structure replaces a vacant lot situated on the west side of the block between West Susquehanna and West Dauphin streets. The building rises from a 1,000-square-foot footprint and features 3,960 square feet of interior space, comprised of two residential units. The development feature full sprinkling. The roof deck apparently provides sweeping vistas, given a near-total lack of taller buildings nearby. Permits list Adeline Kupa as the owner, Paul Dietz as the design professional, and Qazim Kupa as the contractor. Construction costs are specified at $175,000.
