Construction Complete at Penn Presbyterian Medical Center Garage in University City, West Philadelphia

A recent site visit by Philadelphia YIMBY has noted that construction work is complete at a nine-story parking garage for the Penn Presbyterian Medical Center at 3800 Powelton Avenue in University City, West Philadelphia. Designed and engineered by Pennoni and THA Consulting, the massive structure will span 481,702 square feet and offer parking for 1,483 cars and 129 bicycles, as well as ground-level commercial space. Permits list HSC Builders & Construction as the contractor and a construction cost of $46.4 million.

Completion Approaches at 36-42 South 2nd Street in Old City

Philadelphia YIMBY’s recent site visit has observed that construction is nearing completion at a seven-story, 61-unit mixed-use development at 36-42 South 2nd Street (also known as 36-38 South 2nd Street) in Old City. The new structure replaces a parking lot situated on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building will span 51,623 square feet and will feature ground-level retail, a basement, and a shared roof deck. Permits list the Tester Construction Group as the contractor and indicate a construction cost of $10.5 million.

Completion Approaches at One Dock Street in Society Hill, Old City

Philadelphia YIMBY recently visited One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City, to document finishing touches going up at the skyline-altering tower. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and specify a construction cost of $66.55 million.

Philadelphia YIMBY’s recent site visit has observed continued progress at a renovation and vertical extension development at 141-43 North 4th Street in Old City. Designed by Designblendz, the project spans a through-block site that stretches from North 4th to North Orianna streets. The project involves renovation of a historic four-story, 18,160-square-foot building on 4th Street and construction of a six-story, 19,406-square-foot extension at Orianna Street. The development will span 37,566 square feet and offer 36 residential units, 13 off-site accessory parking spaces, and accommodation for ten bicycles. Permits list Pioneer Construction and Development Corporation as the contractor. Construction costs are specified at $2.86 million.

Permits list Midwest Construction and Painting Inc. as the contractor and specify a construction cost of $21.1 million.
