Construction has been completed at Ridge Pointe, a 25-unit rental residential building located at 1810 Ridge Avenue in Francisville, North Philadelphia. Built by Omega Home Builders, the building building stands five stories tall and features a 3,500-square-foot commercial space at the ground floor as well as a roof deck. YIMBY’s recent site visit looks at the finished structure.

The building stands at the southern corner of the intersection of Ridge Avenue and Ginnodo Street, within the neighborhood’s characteristic street grid that runs at a 45-degree angle in relation to the rest of the city’s streets. The design serves as an organic extension to the surroundings, matching the existing street wall and its neighbors’ color palette. While these features ground the structure within its context, it adds pizzazz to the streetscape with contemporary paneling and an array of cantilevered windows and balconies, angled in a switchback alternating pattern. The feature provides a unique identity for the building while adding a sense of rhythm and motion to the street, while its generally symmetrical design ensures it does not overwhelm the surroundings.

Inside, common spaces embrace the aesthetic philosophy of the exterior, albeit in a radically different expression. Like the facade, the lobby combines warm and cool tones and smooth and textured surfaces, although indoors this is accomplished via a mix of stone veneer, tile, and patterned wallpaper, creating a palette that is altogether different from the exterior.

Currently available units range from one to two bedrooms and between 535 and 1,227 square feet, and are available for rent from $1,375 to $2,500 per month. The apartments offer quartz countertops and stainless steel appliances in the kitchens, as well as in-unit laundry.

Ridge Pointe stands near the northern edge of Francisville, a short block south of Girard Avenue, where the Route 15 trolley and the 61 bus can both be accessed. The Girard Station on the Broad Street Line is situated within a ten-minute walk to the east. Temple University, Fairmount Park, and Logan Square, as well as Center City in general, may all be reached within a roughly 20-minute walk.

In recent years, developers began taking advantage of this centrally located area by transforming the Francisville stretch of Ridge Avenue into a dense, vibrant corridor with mid-rise apartment buildings and ample retail. Having been completed, Ridge Pointe has become the latest addition to this thriving Lower North Philadelphia neighborhood.

  2. This is a beaut, with great texture. Density = life. Approximately forty new residents and additional retail contribute to Francisville’s growing vibrancy. Wish the street trees shown in the rendering had become reality. Trees = life too.

  3. It actually looks pretty good! Just needs some greenery to be honest.

    The exterior looks great. I love the interior design of the units. I am a little overwhelmed by the lobby.
